The 17th Place on Philadelphia YIMBY’s December 2021 Development Countdown goes to 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street in Center City West. Developed by the Brandywine Realty Trust, the project has been in the works for several years and has seen various iterations, with the latest one designed by Edry McHenry Architects. Since we last reviewed the project for our last year’s countdown, no permits have been filed nor has any progress has been made at the site, where a parking lot continues to operate.

Excavation Underway at Site of 28-Story Tower at 1620 Sansom Street in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit revealed that excavation is making steady progress at 1620 Sansom Street in Rittenhouse Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Hunter Roberts Construction Group as the contractor, the 340-foot-tall, 28-story tower lands at number 18 on our December 2021 Development Countdown. The building will offer 306 residential units, while the ground-floor commercial space will further enliven the already vibrant local streetscape.

One Cathedral Square Nearly Topped Out in Logan Square, Center City

The concrete structure is nearly topped out at One Cathedral Square, a 244-foot-tall, 23-story residential rising at 1701 Race Street in Logan Square, Center City, a block south of from the Vine Street Expressway. Designed by Solomon Cordwell Buenz and developed by the Archdiocese of Philadelphia and the Exeter Property Group, with the Hunter Roberts Construction Group as the contractor, the building is part of Cathedral Square, a block-spanning development that will also include the 470-foot-tall Two Cathedral Square tower.

Parking Lot Awaits Construction of 328-Foot-Tall, 29-Story Residential Tower at 33 North 22nd Street in Center City West

A 328-foot-tall, 29-story residential tower proposed at 33 North 22nd Street in Center City West takes the 19th place in Philadelphia YIMBY’s December 2021 Development Countdown. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group, the building will feature 341 apartments as well as a garage for use both by the building’s residents and customers of the adjacent Trader Joe’s supermarket, which currently uses the future building site for outdoor parking. Philly YIMBY’s recent site visit revealed no construction progress at the site, as we expected given that construction permits have just been issued last month.

The 20th Place on Philadelphia YIMBY’s December Countdown Goes to 27-Story Tower Planned at 709-13 Chestnut Street in Market East, Center City

The 20th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 317-foot-tall, 27-story residential high-rise proposed at 709-13 Chestnut Street in Market East, Center City. Designed by Edry McHenry Architects and developed by the Parkway Corporation and Roseland Properties, the building will replace a parking lot on the north side of Chestnut Street between 7th and 8th streets and will offer 278 market-rate single-family units. Although the proposal was well-received by both the City’s Planning Commission and the Civic Design Review Committee upon its reveal in 2018, no construction permits have yet been filed and YIMBY’s recent site visit revealed no signs of ongoing work at the still-operational parking lot.
