The Market East neighborhood of Center City is currently a hotspot for construction, with the Jefferson Specialty Care Pavilion at 1101 Chestnut Street as one of its most significant projects. Designed by Ennead Architects and Stantec and developed by Jefferson Health and National Real Estate Development, the structure stands 372 feet and 23 stories tall and will features a stunning undulating facade, Jefferson signage near the pinnacle, and a small park to the west. The large building will be a prominent addition to the neighborhood with a refreshing design.

12 + Sansom Rises Above Ground At 123 South 12th Street In Market East, Center City

In the Market East section of Center City, a group of new developments will form a noticeable skyline cluster. At 123 South 12th Street, construction is now well underway at a project dubbed 12 + Sansom. Designed by both Bower Lewis Thower Architects and Studios Architecture, while the building was developed by Greystar Real Estate Partners, the tower will rise 265 feet and 20 stories, which will add a good amount of density to the area. The tower, which will feature a whopping 412 rental units along with amenity space, rises close to the Jefferson Health campus.

Permits Issued for Foundation Work for 12+Sansom at 123-27 South 12th Street in Midtown Village, Center City

Permits have been issued for the construction of the foundation at 12+Sansom, a 240-foot-tall, 20-story residential high-rise under construction at 123 South 12th Street (alternately 123-27 South 12th Street) in Midtown Village, Center City. Designed by Studios Architecture and developed by Greystar Real Estate Partners, with BLT Architects as the architect of record and Clemens Construction Company as the contractor, the building will offer 399 rental units and 10,844 square feet of retail. The structure will rise from a 33,462-square-foot footprint and hold 370,860 square feet of floor space. The cost of foundation work is listed at $6 million, which amounts to nearly five percent of the previously listed total construction cost of $132.25 million.

Earlier this month, YIMBY shared the news of topping-out of the Jefferson Specialty Care Pavilion at 1101 Chestnut Street in Market East, Center City, one of the most prominent buildings currently rising into the Philadelphia skyline. Designed by Ennead Architects and Stantec and developed by Jefferson Health and National Real Estate Development, with LF Driscoll and Hunter Roberts Construction Group joint venture acting as contractors, the building comprises the bulk of East Market Phase 3, the final component of the mixed-use, multi-block East Market development. As of February 1st, the steel-framed structure has officially reached its final height of 364 feet and 23 stories (19 stories if excluding mechanical floors). The $762 million medical facility will be the single largest real estate investment in Jefferson’s nearly 200-year history and will offer ample cutting-edge equipment. In Market East, a steel beast is rising at 1101 Chestnut Street as part of the Jefferson Health expansion. Demolition Pending at Site of Blue Ivy Hotel at 122 South 11th Street in Midtown Village, Center City

A few years ago, circa 2019, plans were announced for a 14-story, 86-room hotel to rise at 122 South 11th Street in Midtown Village, Center City. Since that time, progress on the project has been moving at a snail’s pace, which may be explained by economic uncertainty and a hospitality industry crisis that rolled in the following year. Still, development appears to be ongoing, both in terms of filing activity and on-site action, minimal as it may be. Our recent site visit revealed that the joined pair of low-rise buildings that stands at the site has not yet been demolished, though both appear shuttered, stripped down, and likely gutted.

The 7th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 460-foot-tall, 32-story office tower planned at 1301 Market Street in Market East, Center City, half a block to the east of City Hall. Designed by Skidmore, Owings & Merrill and developed by the Oliver Tyrone Pulver Corporation, the building will yield over 700,000 square feet, with floor plates at the lower levels measuring over 25,000 square feet and those at the upper floors at over 17,000 square feet.

Development Pending at Nearly 15,000-Square-Foot Lot at 19-27 South 8th Street in Market East, Center City

Developer and parking lot operator Parkway Corporation is currently looking for opportunities to redevelop a 14,495-square-foot parking lot at 19-27 South 8th Street in Market East, Center City. There appear to be no active proposal currently planned for the site, as no permits have been filed and the property is listed in the developer’s “opportunities” section. As with many of Parkway’s other parking lots, it appears that the operator/developer is looking for an anchor tenant and/or a development partner. Under the current zoning, the site may accommodate a high-rise proposal standing 30 stories or taller
