A recent site visit by Philadelphia YIMBY has noted that construction is making significant progress at a four-story, 28-unit structure at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. The edifice is tentatively known as Building A and is a part of the larger Innovator Village complex. The new structure spans 25,264 square feet and includes a parking garage. Permits list Center City Construction and Development as the contractor and indicate a construction cost of $3.2 million.

A recent site visit by Philadelphia YIMBY has confirmed that construction work is nearly complete at a multi-family development at 825-27 Bainbridge Street in Bella Vista, South Philadelphia. Designed by Ambit Architecture, the new building will rise four stories tall, featuring 15 residential units. The building spans 19,200 square feet and will include five bicycle spaces. Construction costs are specified at $3.2 million.

The attached structure will replace a vacant lot situated on the southwest corner of Aspen and North 39th streets. Designed by Haverford Square Designs, the structure will span 5,600 square feet and will feature a basement and a private roof deck. The new development will rise from a vacant property on the west side of the block between West Allegheny Avenue and West Westmoreland Street. Designed by Designblendz, the structure will span 19,275 square feet and will feature elevator service and parking for 11 cars and ten bicycles. Permits list the Astoria Development Group as the contractor and indicate a construction cost of $3.9 million.

Development is underway for a three-story, ten-unit multi-family building at 3430 West Clearfield Street in Allegheny West, North Philadelphia. The apartment building is part of Clearfield Court, a development that will also include eight duplexes totaling 16 units. 3430 West Clearfield Street will unify several lots on an irregular, L-shaped lot bound by Clearfield Street to the north, Commissioner Street to the south, and 35th Street to the west. Designed by CANNOdesign and Ruggiero Plante Land Design and developed by the Argo Property Group, the structure will span 8,349 square feet and feature a basement and a roof deck. Permits, which were issued last month, list the Argo Development Group as the contractor and specify a construction cost of $5.5 million.

A recent site visit by Philly YIMBY has revealed that construction work is nearly complete at a four-story, six-unit mixed-use development at 2731 Federal Street in Grays Ferry, South Philadelphia. The almost completed structure stands at a somewhat wedge-shaped lot at the eastern corner of the junction of Federal Street and Grays Ferry Avenue. Designed by Gnome Architects, the structure spans 9,067 square feet, of which 2,979 square feet of space is designated as commercial, and features a cellar and a roof deck. Permits list the CAL Development Group LP as the contractor and specify a construction cost of $1.1 million.

The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and a construction cost of $3.8 million.

The development, sited on a partially occupied through-block lot stretching from Girard Avenue to the north to Cambridge Street to the south, with the three-story, three-unit prewar rowhouse on Girard to remain and the new building to rise from a vacant site on Cambridge. Designed by CANNOdesign, the new building will feature balconies in select units, two private roof decks, and parking for four bicycles. Permits list GRIT Construction as the contractor and a construction cost of $2.2 million.

Excavation Underway at 1200 Ridge Avenue in Poplar, North Philadelphia

Although permits for the building have been filed some time ago, Philly YIMBY’s recent site visit discovered no notable construction progress, aside from ground excavation, at 1200 Ridge Avenue, a 46-unit development proposed in Poplar, North Philadelphia. Designed by Coscia Moos Architecture, the building will rise from a 10,620-square-foot footprint and span 60,404 square feet, wit commercial space at the ground floor. The basement will be allocated to amenities such as parking space for 13 cars and 24 bicycles. A roof deck will be located atop the sixth floor at the summit of the structure, and will provide panoramic views of the skyline. Permits list HC Pody Company and a construction cost of $6 million.
