A recent site visit by Philadelphia YIMBY has revealed that significant construction progress has been made at The Port at Aramingo, a four-story, 11-unit apartment complex at 801-11 Aramingo Avenue in Fishtown, Kensington. The recently topped-out development rises on the northern side of the angled intersection of Aramingo Avenue and East Fletcher Street, just to the north of an Interstate 95 ramp. Designed by Harman Deutsch Ohler Architecture, the complex officially consists of three independent buildings, yet is apparently being constructed as a single structure that spans a total of 16,253 square feet. The complex will offer two studios, five one-bedroom, three two-bedroom, and one three-bedroom apartments. The development will feature a basement, full sprinkling, balconies, and roof decks, which, given the structure’s prominence above the surroundings, promise to offer sweeping skyline views. Permits list Process Contracting as the contractor and a construction cost of $1.6 million.

A recent site visit by Philadelphia YIMBY revealed that a plot of land has been cleared and partially excavated at 2600-40 East Hagert Street in Olde Richmond, Kensington, where an townhouse complex is proposed. The development replaces a large grass lot bound by East Hagert Street to the northeast, Almond Street to the northwest, and East Boston Street to to the southwest. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the project will offer 11 four-story townhouses, each spanning 2,488 square feet. Permits list M.Y.L. Corp. as the owner and Shawn Bullard as the contractor.

Construction work is largely finished at a five-story, 21-unit mixed-use building at 1868-74 Frankford Avenue in Fishtown, Kensington. The building rises on a lot bound by Frankford Avenue to the east, East Norris Street to the north, and Blair Street to the west. Designed by Paul Drzal, the structure spans 42,000 square feet and offers a ground-level fresh market and adjacent retail space (which also extends to the cellar), elevator service, full sprinkling, and eight off-street bicycle parking spaces. Philadelphia YIMBY’s recent site visit has revealed that construction work is nearly complete at a five-story, 28-unit apartment building underway at 3045-51 Richmond Street in Port Richmond, Kensington. Developed by Fifth Realty, the Neo-Industrial-styled structure rises on the southeast side of the block between Elkhart Street and East Clearfield Street. The substantially large structure spans 37,807 square feet of interior space, which will include 12 one-bedroom and 16 two-bedroom units. Features include full sprinkling and a ground-level garage for 22 cars. Permits list Lonny Rossman as the design professional and TBC LLC as the contractor. The construction cost is specified at $4.25 million.

Permits have been issued for the construction of a four-story, 47-unit apartment building at 5127 Duffield Street in Frankford, Northeast Philadelphia. The development will replace an overgrown vacant lot at the southern corner of Duffield Street and Pratt Street. Designed by Ruggiero Plante Land Design, the structure will rise 38 feet tall (likely to the main roof, with possible overruns for parapets and bulkheads) and will span 36,708 square feet (or 36,205 square feet, according to the site plan), yielding an average of around 775 square feet per unit. Philly YIMBY’s recent site visit has revealed an apparently complete work halt at the site of the three-story mixed-use building proposed at 1319-23 Schuylkill Avenue in the Forgotten Bottom section of Grays Ferry in South Philadelphia, near the Schuylkill River waterfront. The structure is planned to rise from a 1,124-square-foot ground footprint and contain 3,275 square feet of interior space, with 1,050 square feet of commercial space in the basement through the first floor and 1,130 and 1,120 square feet per unit for the two residential dwellings on the floors above. The building will be fully sprinkled and will feature a roof deck, which, given the structure’s relatively prominent height, promises to offer sweeping views of the Center City and University City skylines. Permits list Emerald Properties of Phi. [sic] as the owner, Kevin J. O’Neill as the design professional, and Cormac McAller as the contractor. The cost of construction is specified at $425,000.

In March of last year, YIMBY reported that permits were filed for a 29-unit apartment building at 214 Vine Street in Old City. Since that time, construction has made notable progress, as revealed in our recent site visit. Designed by Moto Designshop, the development unites four parcels at 214 through 220 Vine Street, spans a 5,403-square-foot ground footprint, and will hold 26,550 square feet of interior space, which translates into an average of just over 900 square feet per unit. Permits list Vine New Associates LLC as the owner and Spruce Builders LLC as the general contractor.
