A recent site visit by Philly YIMBY has revealed that construction has still not started on a 12-story, 375-unit mixed-use development at 1223-45 Washington Avenue in Hawthorne, South Philadelphia. Designed by BKV Group, the project will span 372,721 square feet and offer commercial space on the ground floor along Washington Avenue as well as a parking garage with space for 78 cars; parking will also be available for 184 bicycles. Construction costs are specified at $62 million.

Permits Issued for 825-27 Bainbridge Street in Bella Vista, South Philadelphia

Permits have been issued for the construction of a multi-family structure located at 825-27 Bainbridge Street in Bella Vista, South Philadelphia. Designed by Ambit Architecture, the new building will rise four stories tall, featuring 15 residential units. A zoning permit calls for five bicycle spaces to also be included in the project. Many units will include balconies/decks, and there will be a green roof atop the structure. In total, the building will span 19,200 square feet. Construction costs are listed at $3.2 million.

A recent site visit by Philadelphia YIMBY has documented that construction is nearly complete at K House, a four-story single-family townhouse at 1355-57 Kater Street (alternately 1355-1357 Kater Street) in Hawthorne, South Philadelphia. The structure replaces a pair of rowhouses on the north side of the block between South Clarion and South Broad streets. Designed by Moto Designshop, the development spans 4,700 square feet and will feature a cellar, a roof deck, and parking for two cars. Permits list Made Construction as the contractor.

The building spans a footprint of 1,328 square feet and features a cellar and a roof deck, which offers panoramic views of the Center City and University City skylines. Construction costs are listed at $400,000. Permits specify James C. Woodlyn III and Victoria Woodlyn as the owners, Jared Blake as the design professional, and Made Construction LLC as the contractor.

A recent site visit by Philly YIMBY has discovered notable construction visit at Broad Street Flats, a seven-story mixed-use development rising at 701 South Broad Street in Hawthorne, South Philadelphia, since our last visit in April. Furthermore, a recent zoning submission indicates that the project’s name has been updated to Ovation, though the Broad Street Flats moniker also appears retained, at least for the time being. Designed by PZS Architects, the building will span 50,462 square feet (or 49,950 according to zoning blueprints) and feature commercial space and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Construction Anticipated at 1712 Christian Street in Graduate Hospital, South Philadelphia

Philly YIMBY’s recent site visit has revealed that demolition has been completed yet construction has not yet begun at the two-building, six-unit development proposed at 1712 Christian Street in the Graduate Hospital neighborhood of South Philadelphia, although construction permits were issued in February. The project replaces two three-story prewar rowhouses on a through-block lot that stretches from Christian Street to the north to Montrose Street to the south. Designed by Moto Designshop, the complex will consist of two rowhouses situated at either end of the site, each rising three stories and featuring three units, with a 33-foot-long rear yard in between. Both structures will feature rear and roof decks. Permits list Made Construction as the contractor and a construction cost of $400,000.

Still No Construction Progress at 1731 Washington Avenue in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY shows that, a year and a half after permit issue, construction has still not begun at a four-story, 18-unit development proposed at 1731 Washington Avenue in Graduate Hospital, South Philadelphia. Our photographs show no new progress at the site bound by Washington Avenue to the south, South Bouvier Street to the east, and South 18th Street to the west. Designed by Harman Deutsch Ohler Architecture, the building will span 36,336 square feet and will feature ground-level commercial space, elevator service, balconies, a roof deck, and 24 parking spaces (20 of which are listed as mechanical, i.e. automated), as well as storage for 21 bicycles. Permits list Mik Mar Associates as the contractor and a construction cost of $3.6 million.

The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and a construction cost of $3.8 million.
