Permits Issued for 1359 Frankford Avenue in Fishtown

Permits have been issued for the construction of a new mixed-use building at 1359 Frankford Avenue in Fishtown. Designed by NORR, with Tester Construction as the contractor, the new building will stand four stories tall, with a commercial space on the ground floor. There will be 61 apartments throughout the structure, with access to a common roof deck situated at the top. In total, the building will span 48,475 square feet. Construction costs are listed at $7.5 million.

Although permits have been issued more than half a year ago, a recent site visit by Philadelphia YIMBY has revealed that construction has still not started at the six-story, 50-unit apartment building proposed at 502 Wood Street in the Old City section of Center City. Designed by JKRP Architects, the building will span 55,470 square feet and feature two elevators and parking for 13 cars. Permits list Tester Construction Group as the contractor and a construction cost of $5.55 million.

Construction Underway at Station Square at 308 West Chelten Avenue in Germantown, Northwest Philadelphia

A recent site visit by Philly YIMBY has discovered that construction work has made significant progress at Station Square, a five-story, 49-unit mixed-use development taking shape at 308 West Chelten Avenue in Germantown, Northwest Philadelphia. The project, also known under its full address of 308-16 West Chelten Avenue, is designed by Coscia Moos Architecture and developed by R+M Development Partners and Zatos Investments, with Tester Construction Group as the contractor. The development will span 42,459 square feet and feature a roof deck and full sprinkling. Permits list a construction cost of $6.5 million.

A recent site visit by Philly YIMBY has revealed significant construction progress at Chelten Terminal, a four-story, 49-unit mixed-use development at 234 West Chelten Avenue in Germantown, Northwest Philadelphia. Designed by Ambit Architecture and developed by the Argo Property Group, the building will span 37,992 square feet and will feature ground-floor commercial space, a roof deck, and full sprinkling, as well as outdoor parking for 18 cars. Construction Anticipated at 139 West Chelten Avenue in Germantown, Northwest Philadelphia

A recent site visit by Philly YIMBY has revealed that construction has not yet started at the five-story, 50-unit residential building at 139 West Chelten Avenue in Germantown, Northwest Philadelphia, though permits were issued last October. Designed by CANNOdesign, the development will be situated within a two- to three-block walking distance to two SEPTA Regional Rail stations, the Chelten Avenue Station to the southwest and the Germantown Station to the northeast. The ground-level retail space will contribute to the commercial corridor along which the building will be situated. The structure will span a 13,681-square-foot footprint and will feature 52,391 square feet of interior space, full sprinkling, and an unspecified number of parking spaces. Mixed-Use Development Anticipated at 1701 Fairmount Avenue in Fairmount, Lower North Philadelphia

A recent site visit by Philly YIMBY has revealed that demolition has not yet started at a single-story commercial building at 1701 Fairmount Avenue in Fairmount, Lower North Philadelphia. Located at the northwest corner of Fairmount Avenue and North 17th Street, the site will be cleared for the construction of a four-story mixed-use building with two commercial spaces and 24 apartments. Designed by Marshall Sabatini and developed by MM Partners, the project will feature roof decks and full sprinkling. Tester Construction Group will act as the contractor. Construction cost is specified at $5.3 million.

BrüBox Completes Construction in Brewerytown, North Philadelphia

Last June, Philly YIMBY reported that construction was nearing completion at BrüBox at 3120 Jefferson Street in Brewerytown, North Philadelphia. Since that time, the five-story, 32-unit rental building, alternately spelled BruBox (without the umlaut), has been completed and open to residents. Designed by Coscia Moos Architecture and developed by Khosla Properties, with Tester Construction Group as the contractor the development spans 29,427 square feet and, according to permits, cost $5.15 million to construct. BrüBox offers residences ranging from studios to two-bedrooms and spanning 525 to 1,000 square feet and includes parking for ten cars and 11 bicycles.

Facade Rises at The Bordeaux in Brewerytown, North Philadelphia

In April of last year, YIMBY reported foundation work is underway at The Bordeaux, a five-story mixed-use building at 2600 West Girard Avenue in Brewerytown, North Philadelphia. Since that time, construction has made significant progress. Our recent site visit has revealed that the structure has been topped out and a red brick facade is steadily climbing up the structure’s exterior. Designed by Ambit Architecture and developed by the Argo Property Group, with Tester Construction Group as the contractor, the building rises at the southwest corner of Girard Avenue and North 26th Street and will span 17,365 square feet, which will include a 3,500-square-foot ground-level retail space and 16 residential units. Permits list a construction cost of $2.75 million.

Construction Underway at 2400 Frankford Avenue in Fishtown, Kensington

A recent site visit by Philadelphia YIMBY found construction work well underway at a four-story mixed-use building at 2400 Frankford Avenue in Fishtown, Kensington. The structure is rising at the angled northern corner of the three-way intersection between Frankford Avenue, Trenton Avenue, and East York Street, where a traffic circle was recently constructed. Designed by CANNOdesign and developed by Khosla Properties, the structure will span 17,972 square feet and hold 2,459 square feet of retail space and 15 apartments. Features include full sprinkling, a green roof, and parking for five bicycles. Permits list Tester Construction Group as the contractor and a construction cost of $2.6 million.

Excavation Underway at 36-38 South 2nd Street in Old City

Construction is beginning to make progress at 36-38 South 2nd Street, site of a future mixed-use development in the Old City section of Center City. Designed by CANNOdesign, the building will stand seven stories tall, an appropriate height for Old City. Commercial space will sit on the ground floor and 61 residential units will be located above. The building will hold 51,623 square feet of space and include a roof deck. Tester Construction is the contractor behind the project. Construction costs are estimated at $10.5 million.
