Permits have been issued for the construction of a three-story two-family residential rowhouse at 4250 Ogden Street in Belmont, West Philadelphia. The building will rise from a vacant lot located on the southeast corner of the intersection of Ogden Street and North 43rd Street. Designed by JOs. Serratore & Co. Architect, the new structure will span 2,323 square feet and will include a basement and a roof deck. Permits list Meir Badush of Northeast Renovations LLC as the contractor.

Permits have been issued for the construction of a three-story single-family dwelling at 2121 East Dakota Street in East Kensington. The new building will rise from a vacant lot sited on the northeast side of the block between Amber Street and Trenton Avenue. Permits Issued for 54-Building Residential Complex at 2301 and 2302 Sharswood Street in Sharswood, North Philadelphia

Permits have been issued for the construction of a 54-building, 63-unit residential complex at 2301 and 2302 Sharswood Street in Sharswood, Lower North Philadelphia. The development will transform most of the two blocks bound by Stewart Street to the north, Harlan Street to the south, North 23rd Street to the east, and North 24th Street to the west, with Sharswood Street running between the two blocks. Designed by Blackney Hayes Architects and KS Engineers, P.C., with the Philadelphia Housing Authority as the developer and the Daly Corporation as the contractor, the complex will consist of nine two-story two-family buildings, 29 three-story single-family rowhouses, and 16 two-story single-family rowhouses, as well as common green space and two parking lots for a total of 15 cars and at least 33 bicycles. The single-family townhouses will range in size from around 1,200 to 1,900 square feet and will cost around $230,000 to $340,000 each to construct.

The two buildings will be constructed upon two non-contiguous vacant lots on the west side of the street between Master Street and Jefferson Street. Designed by Moto Designshop, each building will hold 1,353 square feet of floor space. Permits list the Philadelphia Land Bank as the owner and specify Spruce Builders as the contractor.

Philadelphia YIMBY’s recent site visit has noted that construction work is nearing completion at The Luxe Phase I, a six-story, 96-unit mixed-use rental development underway at 1705 North American Street in Norris Square. Listed under a full address of 1705-41 North American Street and alternatively branded as The Luxe Fishtown (the developer site labels the neighborhood as Fishtown West), the project stands on a through-block lot that spans from North American Street to the west and North Philip Street to the east. Designed by the Atrium Design Group and Stantec, the project will span 95,000 square feet and feature around 9,900 square feet of ground-floor retail, an extensive amenity suite, a roof deck, and a garage with space for 44 cars and 72 bicycles. Units will range from studios to three-bedrooms. Permits list Turn Key Realty as the contractor and specify a construction cost of $15 million.

Permits have been issued for a renovation and vertical extension of a two-story building at 1939 South 5th Street in Wharton, South Philadelphia. The development is situated at the northeast corner of South 5th and McKean streets. Designed by Toner Architects, the new overbuild will add a third story and 1,216 square feet to the existing 2,657-square-foot building. The resulting mixed-use structure will span 3,873 square feet and feature ground-floor commercial space, an artist studio, two residential units, and a single-car garage. Permits list Gina L. Romano as the contractor and specify a total improvement cost of $490,000, of which $375,000 comprises the construction cost.

Earlier this month, YIMBY reported that permits were issued for the construction of a four-story, five-unit mixed-use building at 4931 Germantown Avenue in Germantown, Northwest Philadelphia; today we take a closer look at the proposed development. The new building will rise in place of a vacant lot sited on the northeast side of the block between East Logan Street and East Clapier Street. Designed by Architecture, Urban Design, and Policy, LLC, the development will span 56,96 square feet and will feature a basement and a roof deck. Permits list PASP LLC as the contractor and indicate a construction cost of $300,000.

Philadelphia YIMBY’s recent site visit has confirmed that construction work is complete at a four-story, 33-unit residential building at 2328-44 North 2nd Street in West Kensington. The wood-framed structure, situated on the west side of the block between West Dauphin and West York streets, replaces a parking lot and an auto service facility. The development spans 41,940 square feet and features a roof deck. Permits list G.A.C. Construction Development as the contractor and specify construction costs at $6 million.

An In-Depth Look at 1600 North Broad Street Apartments Proposed Near Temple University in North Philadelphia

Last month, YIMBY introduced 1600 North Broad Street (alternately 1406 Cecil B. Moore Avenue), a 15-story, 245-unit residential development proposed across from the Temple University campus in North Philadelphia; today we take a closer look at information and imagery regarding the project. Designed by JKRP Architects, the structure will rise 189 feet tall, making a significant contribution to the local skyline, and span 238,090 square feet. The project is developed by Bart Blatstein‘s Tower Investments, which also developed the Edge and Avenue North buildings adjacent on either side of the new proposal. A total of 46 parking spaces will be added to the 16 that will be preserved at the site, and 82 bicycle parking spaces will be introduced. Despite its adjacency to the Temple campus, the development will cater to the general populace rather than exclusively to university students.
