Philadelphia YIMBY Observes Tower Cranes in the Growing Skyline

The growth of the Philadelphia skyline has significantly accelerated in the past five years, with projects like the Comcast Technology Center, FMC Tower, W/Element Hotel having been recently finished and more new towers currently under construction. Of course, tower cranes have a prominent presence at each high-rise construction site, whether freestanding or attached to the skeleton of the building. This collection of photos observes the tower cranes that are currently rising in the Philadelphia skyline in areas ranging from Center City to West Philadelphia and even North Philadelphia.

Permits Issued for Parking Garage at East Market Phase 3 in Market East, Center City

Permits have been issued for the parking garage at 1101-53 Chestnut Street, part of the East Market Phase 3 development in Market East, Center City. The garage will be situated underground beneath the two future towers with three levels of underground parking and 300 parking spaces, which will be shared between the two superstructures. t will include 37 compact parking spots with 15 spaces for preferential parking, as well as 15 electric vehicle spaces with chargers and eight ADA spaces, where two will be van-accessible. The garage will total 156,456 square feet and cost an estimated $42,357,933 to construct.

Wilmington, DE Reveals 4,291-unit Mixed-Use Riverfront East Master Plan

A master plan has been revealed in Wilmington, the most populous city in the the state of Delaware, located at the southwest periphery of the Philadelphia metro area, for an all-new neighborhood that will transform the Christina River waterfront. Designed by Robert A.M. Stern Architects, LLC, the plan, dubbed Riverfront East, will bring 4.7 million square feet of space, which includes 4,291 new residential units as well as 1.9 million square feet of commercial office space. Retail will occupy an additional 357,000 square feet. The development will also include four major green spaces as well as 650 on-street parking spaces and 8,900 spaces in parking garages.

A Review of the Future Site of 2300-24 Market Street in Center City West

Two months ago, Philadelphia YIMBY had reported on a new and exciting development that will rise in Center City West. Located at 2300-24 Market Street, an overbuild is planned to rise on top of several structures that has been standing for over 50 years. Designed by Tantillo Architecture and developed by Lubert-Alder, the new building will stand 202 feet and 14 stories tall.

As the World Remembers Helmut Jahn, One Liberty Place Lights Up the Skyline

Philadelphia YIMBY often shares exciting and uplifting news regarding the city and its development. However, on May 8th, in Chicago, world-renowned architect Helmut Jahn was tragically killed in a road incident not far from his eponymous firm. According to the press, Jahn was biking near his home, 40 miles away from Chicago, when he was struck by two vehicles and was pronounced dead the next day at 81 years old. The architect was born on January 4, 1940 in Zindorf, Germany, and has designed an incredible amount of buildings between 1974 and 2017. In his lifetime, Jahn has produced unique and awe-inspiring designs throughout the world, which stood out as ahead of their time, and has left a dramatic imprint on the Philadelphia skyline.

Permits Issued for Vertical Addition at 725-29 South Broad Street in Hawthorne, South Philadelphia

Permits have been issued for an addition to 725-29 South Broad Street in Hawthorne, South Philadelphia. The development will involve a three-floor overbuild on top of the existing structure to create a seven-story building. Additionally, a new six-story structure will be attached to the existing building in the back. The structure will feature 55,119 square feet in the interior and will house business and office space. Construction costs for the development are estimated at $4 million.

The Philadelphia City Hall, located at 1400 John F. Kennedy Boulevard in Center City, is an astonishing 548-foot tall structure that was completed in 1901 (though occupation first started in 1877) at the intersection of Market Street and Broad Street. The nine-story structure is the world’s tallest freestanding masonry building and has a lovely Second Empire style architecture (also known as Napoleon III style), with the municipal floors and the clock tower decked out with decorative cornices and pillars. The building was designed by John McArthur Jr. and Thomas Ustick Walter. McArthur has also designed the First National Bank and Walter was the fourth architect of the Capitol building in Washington DC, having designed the Capitol dome on top of the Capitol Building.

Gas Station To Relocate For 20th + Arch at 2000 Arch Street In Center City West

A prewar-style gas station will soon be relocated off the site of the 20th+Arch proposal at 2000 Arch Street in Center City West, where construction could start soon. The proposal will add height and density which, while not significant for the skyline, will be imposing for the area. The vicinity of the site feels empty, even though skyscrapers stand the site just blocks away. The building was designed by L2P, which has crafted the previous iteration for the 12-story Wellshaus project at 918 North Delaware Avenue. The building will stand 15 stories above ground at a possible total height of 260 feet. The property is owned and managed by Parkway Commercial Properties, which also runs a number of parking lots in Center City.

Philadelphia YIMBY Presents Massing Renderings Of The 1965 Skyline

In the 1960s, Philadelphia observed a rise in development with ample space available for new buildings in Center City. The William Penn statue at the pinnacle of City Hall still topped the Philadelphia skyline with a height of 548 feet, though it was surrounded by high-rises that stood nearly as tall. Today YIMBY presents massing renderings of the skyline as it appeared in 1965, when a new batch of modern and blocky towers were rising, with still more proposed.

Foundation Work Nearly Complete at 2222 Market Street in Center City West

After a rapid excavation, the foundation for 2222 Market Street in Center City West is nearly complete. The building will rise to a total height of 318 feet and 20 stories above the ground. Designed by Gensler and developed by Parkway Commercial Properties, the tower will feature a glass façade with stone highlights and glass, along with public space and amenity space. The building will stand at the former site of a 21,000-square-foot parking lot, which was also owned by the developer.
