Philly YIMBY’s recent site visit has observed that construction is complete at The Anchorage, a six-story, 136-unit mixed-use project at 4442 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by HDO Architecture, the building spans 174,544 square feet and features a roughly 10,000-square-foot commercial space on the ground floor, as well as parking. Permits list Turn Key Realty as the contractor and indicate a construction cost of $17.4 million.

Permits Issued for 2401 North Hancock Street in West Kensington

The project will rise on the northeast corner of North Hancock Street and West York Street. Designed by Gnome Architects, the structure will span 2,813 square feet and will consist of a commercial space spanning from the basement to the first floor and the mezzanine, a single residential unit spanning the second and third floors, and a roof deck. Permits list the Gabriel S. Polishuk as the contractor and specify a construction cost of $600,000, of which $100,000 is allocated toward excavation.

A recent site visit by Philadelphia YIMBY has noted that construction is well underway at a seven-story, 61-unit mixed-use development at 36-42 South 2nd Street (also known as 36-38 South 2nd Street) in Old City. The project replaces a parking lot on the west side of the block between Market and Chestnut streets. Designed by CANNOdesign, the building will span 51,623 square feet and will feature ground-level retail, a cellar, and a shared roof deck. Permits list the Tester Construction Group as the contractor and specify a construction cost of $10.5 million.

A recent site visit by Philly YIMBY has revealed that construction has still not started on a 12-story, 375-unit mixed-use development at 1223-45 Washington Avenue in Hawthorne, South Philadelphia. Designed by BKV Group, the project will span 372,721 square feet and offer commercial space on the ground floor along Washington Avenue as well as a parking garage with space for 78 cars; parking will also be available for 184 bicycles. Construction costs are specified at $62 million.

Foundations Underway at 1118 North Front Street in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is underway at a seven-story, 47-unit building at 1118 North Front Street near the confluence of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will take up a footprint of 6,920 square feet and will hold 44,090 square feet of interior space, with just over 900 square feet per average unit. The property will also offer ground-level commercial space, which will positively contribute to the local commercial corridor. The building will be fully sprinkled. Permits list US Construction Inc. as the contractor. Construction costs are stated at $7.04 million.

A recent site visit by Philly YIMBY has documented the current construction status at a six-story, 47-unit project at 1131-39 North Front Street, at the junction of Northern Liberties and Fishtown. The building will be situated on the east side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will span a ground footprint of 10,200 square feet and will contain 32,223 square feet of interior space, translating into just under 700 square feet per average unit, and will include ground-level commercial space. Building features include full sprinkling and a roof deck, which will offer ample views of the neighborhood’s rapidly growing skyline. Permits list Front Street Two LLC as the owner, Brian Phillips as the design professional, and Callahan & Ward Properties LLC as the contractor. Construction costs are stated at $5.4 million.
