Construction Still Pending at 21M in Center City West

As expected, a recent site visit by Philly YIMBY has discovered no signs of new construction at the site of 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street in Center City West. Developed by the Brandywine Realty Trust, the project has been in the works for several years and has seen various iterations, with the latest one designed by Edry McHenry Architects. Since we last looked at the project for our most recent December countdown, no permits have been filed nor has any progress has been made at the site, where a parking lot continues to operate.

Construction Still Pending at Mural West in Poplar, Lower North Philadelphia

As we anticipated (since construction permits still had not been filed), Philly YHIMBY’s recent site visit has found no signs of development at Mural West, a 363-foot-tall mixed-use tower proposed at 523 North Broad Street in Poplar, Lower North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Precision Realty Group, the project will provide office, retail, and commercial/medical space, as well as more than 200 residential units. The project will also include public plaza next to the eponymous mural, which is painted on the adjacent Mural Lofts residential building, as well as amenities such as a roof deck with potential restaurant space. If built, the tower will dramatically boost the skyline of Lower North Philadelphia and will stand as one of the tallest buildings north of Center City.

YIMBY Observes Philadelphia’s Rising Development from Citizens Bank Park Stadium

Over the course of our publications, Philadelphia YIMBY occasionally revisits certain specific locations for a general update on the status of new development rising into the city’s ever-expanding skyline. A recent visit to the Citizens Bank Park stadium in South Philly revealed a stunning change in the Center City and University City skylines, located over three miles away. Designed by EwingCole, with Stranix Associates as the project manager, the arena was built as a replacement of the aging and problematic Veterans Stadium, and was completed on April 3, 2004, with a current capacity of 42,792 seats.

Superstructure Rises at 1429-31 Federal Street in Point Breeze, South Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is making progress at a four-story, 42-unit mixed-use residential and commercial development at 1429-31 Federal Street in Point Breeze, South Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and a construction cost of $3.8 million.

YIMBY Looks at Project Details for 63-Unit Building Planned at 26 South 42nd Street in Spruce Hill, West Philadelphia

Last December, YIMBY reported that permits were issued for the construction of a seven-story, 63-unit mixed-use development at 26 South 42nd Street in Spruce Hill, West Philadelphia. The project will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the structure will span 56,664 square feet and will include 4,828 square feet of retail. The building will provide parking for 42 bicycles well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and a construction cost of $6.8 million. Today Philly YIMBY takes an in-depth look at the Village Square on Haverford, a multi-family development at 3611 Haverford Avenue in Mantua, West Philadelphia. Today we look at the renderings for the 166-unit multi-family development that will span several adjacent sites on two blocks bordered by Haverford Avenue to the south, Wallace Street to the north, North 36th Street to the east, and North 39th Street to the west. Designed by WRT and developed by Lomax Real Estate Partners and the Mount Vernon Community Development Corporation, the project will consist of several buildings ranging from three to six stories and will offer retail, a mix of rental and condominium units, green promenades, and public art.

Permits have been issued for a mixed-use renovation at a three-story building at 1200-02 South 7th Street in Passyunk Square, South Philadelphia. The renovation will span 3,125 square feet. Partial interior change of use will add commercial space at the ground floor as well as four apartments.

Renderings Revealed For 6808-16 Ridge Avenue In Roxborough, Northwest Philadelphia

Renderings have been revealed for a mixed-use development at 6806-16 Ridge Avenue in Roxborough, Northwest Philadelphia. Designed by Ingram Sageser Architects, the building will rise five stories tall and will feature commercial space on the ground floor and 80 apartments above. The project will span 77,780 square feet and include parking for 24 cars and 27 bicycles.

Mixed-Use Development Anticipated at 1701 Fairmount Avenue in Fairmount, Lower North Philadelphia

A recent site visit by Philly YIMBY has revealed that demolition has not yet started at a single-story commercial building at 1701 Fairmount Avenue in Fairmount, Lower North Philadelphia. Located at the northwest corner of Fairmount Avenue and North 17th Street, the site will be cleared for the construction of a four-story mixed-use building with two commercial spaces and 24 apartments. Designed by Marshall Sabatini and developed by MM Partners, the project will feature roof decks and full sprinkling. Tester Construction Group will act as the contractor. Construction cost is specified at $5.3 million.

Construction and Vertical Extension Anticipated at 1501 Fairmount Avenue in Fairmount, Lower North Philadelphia

Last September, Philly YIMBY reported that permits have been issued for the construction of a four-story, 20-unit addition and vertical extension to a prewar Art Deco commercial building at 1501 Fairmount Avenue in Fairmount, Lower North Philadelphia. More than half a year later, our visit revealed no construction progress at the development. Designed by Harman Deutsch Ohler Architecture, the development will add 20,558 square feet of space to the existing building, boosting the total area to 26,025 square feet. The project, which is also known under the address of 1501-05 Fairmount Avenue, will feature 5,467 square feet of commercial space, elevator service, roof decks, parking for seven bicycles, and full sprinkling. Permits list Construct Design Corp. Inc. as the contractor and a construction cost of $2.7 million.
