Construction Imminent at Village Square on Haverford in Mantua, West Philadelphia

At the start of the year, Philly YIMBY announced that partial permits were filed for Village Square on Haverford, a multi-family development at 3611 Haverford Avenue in Mantua, West Philadelphia. Today we look at the renderings for the 166-unit multi-family development that will span several adjacent sites on two blocks bordered by Haverford Avenue to the south, Wallace Street to the north, North 36th Street to the east, and North 39th Street to the west. Designed by WRT and developed by Lomax Real Estate Partners and the Mount Vernon Community Development Corporation, the project will consist of several buildings ranging from three to six stories and will offer retail, a mix of rental and condominium units, green promenades, and public art.

Permits Issued for 4550 Mitchell Street in Roxborough, Northwest Philadelphia

Permits have been issued for the construction of a mixed-use building at 4550 Mitchell Street in Roxborough, Northwest Philadelphia. Designed by Coscia Moos Architecture, the new building will rise four stories tall, with a commercial space on the ground floor and 38 apartments. The development will span 41,942 square feet and will include 16 bicycle spaces and a roof deck with a green roof, which will be accessible through two bulkheads. Construction costs are estimated at $3.2 million.

Renderings Revealed For 6515 Ridge Avenue In Roxborough, Northwest Philadelphia

Renderings have been revealed for a mixed-use development at 6515 Ridge Avenue in Roxborough, Northwest Philadelphia. Designed by Ingram/Sageser, the building will rise six stories tall and hold 100 apartments, with commercial space on the ground floor. A below-grade garage will offer 40 parking spaces.

Development Anticipated at 1700 North Front Street in Fishtown

Last August, YIMBY shared renderings for a five-story, 204-unit development proposed at 1700 North Front Street in Fishtown, Kensington. More than half a year later, no construction permits have yet been filed nor has any construction activity taken place, as confirmed by our recent site visit. Designed by NORR, the 172,844-square-foot building will offer 123,218 square feet of residential space, which will be split between 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite. The project will also feature 16,429 square feet of retail and parking for 70 bicycles.

Construction Progresses at 1600 North Front Street in Fishtown

Construction continues to progress at a five-story, 38-unit mixed-use building at 1600 North Front Street in Fishtown, Kensington. The project is situated at the northwest corner of North Front Street and West Oxford Street, next to the elevated Market-Frankford Street Line, and extends through the block to Hope Street to the west. Designed by KJO Architecture, the development will feature ground-floor retail, a 12-car garage, two elevators, and a roof deck. As of today, the building’s structural frame has been completed, though its paneled black and white facade remains to be installed.

Construction Underway on Neighboring Projects on Haverford Avenue in Narberth, PA

Construction is progressing on a pair of developments on Haverford Avenue in downtown Narberth, just outside of Philadelphia. The larger building is situated at 203 Haverford Avenue, while the smaller is located on the opposite end of the same block, at 114 Forrest Avenue. The larger structure will stand three stories tall, with 16 residential units over commercial space. Meanwhile, the building at 114 Forrest Avenue stand three stories tall and hold eight residential units. A commercial space will be located on the ground floor.

Exterior Work Nearing Completion at 1422 Point Breeze Avenue In Point Breeze, South Philadelphia

Façade work is nearing completion at 1422 Point Breeze Avenue in Point Breeze, South Philadelphia. The building rises four stories tall, with a roof deck at the top. There are 42 residential units within the property, as well as retail space on the ground floor. JKRP Architects handled the design work for the project, with OCF Realty as the developer.

Excavation Underway at The Box Factory Lofts at 31 East Columbia Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has revealed that excavation is currently underway at an eight-story, 63-unit apartment building at 31 East Columbia Avenue in Fishtown, Kensington. Designed by SITIO Architecture + Urbanism, the building is an expansion for the existing Box Factory Lofts, a four-story prewar industrial building located at 21 East Columbia Avenue, which houses 20 rental units. The new building will add 67,342 square of feet of space to the development and will introduce a new shared lobby to be shared by the two structures, as well as a common residential courtyard. The new building will feature ground-level retail, elevator service, full sprinkling, covered parking for ten cars (including three car share and one accessible space) and 30 bicycles, and a roof deck. Permits list Equinox Management and Construction as the contractor and a construction cost of $13 million.

The Vienna, a 26-Unit Rental Building, Stands Complete in Brewerytown, North Philadelphia

A recent site visit by Philly YIMBY has confirmed the completion of The Vienna, a five-story, 26-unit rental apartment building at 1539 North 26th Street in Brewerytown, North Philadelphia. The structure rises on the east side of the block between Jefferson Street and West Oxford Street. Designed by KCA Design Associates and developed by Design Pro Development, with GRIT Construction as the contractor, the structure spans 29,042 square feet and features ground-level retail as well as residential amenities such as parking, a fitness center, and a roof deck. Permits list a construction cost of $4 million.

YIMBY Looks at Recently Completed Rental Development at 1324 Frankford Avenue in Fishtown

Philadelphia YIMBY recently visited the site of a recently completed multi-unit rental building at 1324 Frankford Avenue in Fishtown, Kensington. Also known under its full address of 1324-38 Frankford Avenue, the development is situated on the west side of the block between West Thompson Street and Master Street. Developed by OCF Realty, the four-story building features 50 one-bedroom units and a roof deck that offers views of the Center City skyline.
