417-25 Callowhill Street in Northern Liberties Goes to the Civic Design Review

The Civic Design Review is looking at a seven-story, 219-unit multi-family development proposed at 417-25 Callowhill Street in Northern Liberties. Designed by Bernardon, the building will feature studio, one-bedroom, and two-bedroom apartments, as well as 29,980 square feet of amenities and 71 parking spaces. 412 North 2nd Street in Northern Liberties Goes to Civic Design Review

A number of significant mid- and high-rise buildings are currently proposed in the sparsely developed zone in southern Northern Liberties, just north of Old City. One of these proposals is 412 North 2nd Street, which was presented in great detail in a recent Civic Design Review submission. Designed by Morris Adjmi Architects, the tower will rise 244 feet and 23 stories high, easily making it one of the tallest buildings in the area. There will be 397 residential units included in the tower, 20,431 square feet of retail space, and 105 parking spaces.

Full Look At Developments In “SoNo” – Philadelphia’s Future Development Hotbed

The southern portion of Northern Liberties, situated between Center City and North Philadelphia, is located between Spring Garden Street, Interstate 95, the Vine Street Expressway, and 9th Street. The area has notoriously languished as a dead zone for years, comprised of surface lots and  industrial buildings, save for a few surviving pre-war artifacts. To the south sits one of Philadelphia’s most desirable neighborhoods, Old City, where history permeates every block. To the north, the core portion of Northern Liberties also features rich history while showing a trendy and modern flare that makes it one of Philadelphia’s hottest neighborhoods. A massive amount of development has taken place in recent years in these two districts, making it even more surprising that the abysmal area between the two has remained as it has for such a long period of time.  Thanks to a collection of recent announcements for planned developments, however, this looks to be changing in a big way in the near future. Floor Plans Revealed for Vine Street Apartments at 1201-09 Vine Street in Callowhill, North Philadelphia

New floor plans have been revealed for Vine Street Apartments, a 120-unit residential complex proposed at 1201-1209 Vine Street in Callowhill in Lower North Philadelphia. Designed by Cadre Design, the development will involve of the renovation and a two-story vertical extension of the six-story prewar Jarvis Building at 1209 Vine Street, as well as the addition of a ground-up, eight-story extension at the northwest corner of Vine Street and North 12th Street. The development team consists of Meritis Group as the owner, Equinox Management as the contractor, Cornerstone Consulting as the engineer, Macintosh Engineering as the structural engineer, and GNP Design Group as the MEP engineer.
