Philly YMBY’s recent site visit found a parking lot still in full operation at the future site of the seven-story, 196-unit multi-family development proposed at 933 North Penn Street in Northern Liberties, North Philadelphia. Designed by HDO Architecture, the project will rise directly on the Delaware River waterfront and will include a pedestrian promenade at the ground level. The structure will span 187,636 square feet of gross floor area and will offer parking for 57 cars and 66 bicycles.

Renderings have been revealed for a 112-unit mixed-use development proposed at 1300 North Howard Street in Olde Kensington. Designed by HDO Architecture, the building will stand five stories tall and feature commercial space will be located in the ground floor, with residential units above, as well as 47 parking spaces for building residents (with two being ADA accessible and three more for electric vehicles), space for 40 bicycles, and 20 bike stalls along the sidewalk.

Permits have been issued for the construction of a 110-unit mixed-use building at 1801-59 North American Street in Olde Kensington. Designed by HDO Architecture, the building will rise five stories tall, yield 110,772 square feet of space, and will include two commercial spaces at the ground floor in a retail podium. Residential units will be situated above. A common roof deck located atop the second floor, and balconies will offer building residents pleasant outdoor space. The project will include 60 parking spaces, as well as 39 bicycle spaces. The building will also feature a green roof. Tester Construction is listed as the general contractor. Construction costs are estimated at $15.95 million.

Permits have been issued for the construction of a four-story, 42-unit mixed-use building at 841-51 South 2nd Street in Queen Village, South Philadelphia. The development will span an entire city block, replacing a small suburban-style strip mall, and will feature commercial space, full sprinkling, and a roof deck. The will almost certainly offer dramatic skyline views due to the building’s future prominence above the neighborhood. The project’s total area is planned at 54,313 square feet.
