Permits have been issued for a mixed-use renovation of the Willow Steak Plant at 411-19 North 9th Street in Callowhill. The eight-story structure will be retrofitted with commercial space and restaurant at the ground floor, along with eight residential units. The upper floors will hold 61 additional residential units. Total renovated space will span 76,806 square feet. Parallel Architecture is the firm behind the renovation.

A seven-story, 40-unit mixed-use development has been proposed at 901 Buttonwood Street in Callowhill, Lower North Philadelphia. The development will rise at the northwest corner of Buttonwood and North 9th streets and will span 29,461 square feet, which will include a commercial component. Features will include a parking garage and full sprinkling. Permits list Carolina Pena as the design professional, Houn Far LLC as the contractor, and a construction cost of $3.5 million.

Permits have been issued for the construction of a 13-story high-rise building at 1428 Callowhill Street in Spring GardenLower North Philadelphia. Designed by j2a Architects, the building will contain 162 apartments. In total, the new building will hold 117,624 square feet of space. Permits have been issued for a six-story mixed-use building located at 1106-14 Spring Garden Street in Callowhill, Lower North Philadelphia. Designed by Varenhorst, the development will hold commercial space on the ground floor, with 79 residential units above. In total, the new building will yield 87,381 square feet of space. An underground parking garage will hold 27 spaces reserved for building residents, including two accessible spaces, one van space, and one electric vehicle space. The building will also include 28 bicycle spaces and a green roof will be located at the top of the building. Construction costs are listed at $22 million.

The 13th place on Philly YIMBY’s December 2021 Development Countdown goes to Mural West, a 363-foot-tall mixed-use high-rise planned at 523 North Broad Street in Poplar, Lower North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Precision Realty Group, the project will provide office, retail, and commercial/medical space, as well as more than 200 residential units. The project will also include public plaza next to the eponymous mural, as well as amenities such as a roof deck with potential restaurant space. The tower will bring a dramatic skyline change to lower North Broad Street, where many large developments are underway and proposed.
