Permits have bee issued for the construction of a mixed-use building at 225-39 North 13th Street in ChinatownCenter City. Upon completion, the new building will rise seven floors, with a commercial space at ground level. Above, there will be 81 residential units that will be offered as short-term rentals. In total, the structure, which will be built using modular construction, will span 60,111 square feet of space. SLP Architectural Services is the firm behind the project’s design.

Philadelphia YIMBY’s recent site visit has observed that construction work is complete at a seven-story, 18-unit mixed-use building at 222 North 11th Street in Chinatown, Center City. The mid-rise structure stands on the west side of the block between Race and Vine streets, half a block north of the Convention Center (thus situating the project within the Convention Center District). Designed by YCH Architect, the structure spans 17,280 square feet. Permits list Liu Construction as the contractor.

Potential Development Site Sits Dormant at 1222 Vine Street in Chinatown, Center City

A recent site visit by Philadelphia YIMBY has noted no signs of new development at a pair of parking lots spanning nearly two entire city blocks at 1222 Vine Street in Chinatown, Center City, just north of the Convention Center, held by the Parkway Corporation as a potential development site. Parkway is notable for holding and operating parking lots throughout the city and beyond and, when a favorable opportunity arises, redeveloping them, whether on their own or with a partner. The case at 1222 Vine Street appears to be the latter, as the site is listed on Parkway’s “opportunities” page. The combined site spans somewhere between 52,728 to 62,840 square feet and, under its CMX-4 zoning, may by right yield well over 600,000 square feet of development space it built to a floor-area-ratio of 12 to 1.
