Construction Underway at The Vine, a 24-Unit Condo Development at 1723 Francis Street in Francisville, North Philadelphia

Construction has made significant headway at The Vine, a 24-unit condominium project underway at 1723 Francis Street in Francisville (alternately Fairmount), North Philadelphia. Designed by Gnome Architects, developed by the Stamm Development Group, and constructed by PB+DC (Point Builders and Design Concepts), the project consists of a renovation of the front portion of an existing three-story prewar structure, demolition of its expansive rear section, and ground-up construction of a four-story annex. The complex will hold 20,971 square feet of floor space and feature 18 parking spaces in a ground-level garage. A shared roof deck will offer green plantings, gathering and lounge space, and splendid views of the skylines of Center City, University City, and Temple University. Construction costs are listed at $1.26 million.

Permits have been issued for the construction of a five-unit multi-family building at 1814 North 18th Street in Cecil B. Moore, North Philadelphia. Designed by Gnome Architects, the new building will rise four stories tall and will feature a roof deck. GRIT Construction will serve as the contractor. Construction costs are listed at $945,000.

Completion Nears at Nine-Unit Townhouse Complex at 2001-13 Abigail Street in Fishtown

A nine-unit townhouse complex is nearing the final stages of construction at 2001-13 Abigail Street in Fishtown. Designed by Gnome Architects and developed by Catalyst City Development, the complex will feature a refined red brick facade that echoes classic Philadelphia rowhouses, combined with large modern windows with industrial-style black trim. Each townhouse will feature a private roof deck, and some will include private parking.

Permits have been issued for the construction of a 14-unit mixed-use building at 1350 North Front Street in Fishtown, Kensington. Designed by Gnome Architects (with the original design done by Bright Common), the building will rise five stories tall and include a commercial space on the ground floor. In total, 19,830 square feet of space will be located within the structure, with construction costs estimated at $2,328,307.

Framing work is making rapid progress on 1507 Christian Street, a multi-family development rising in Graduate Hospital, South Philadelphia. Designed by Gnome Architects and developed by Zatos Investments, the new building will rise four stories tall with a roof deck situated at the pinnacle. Renderings have been revealed for a large residential complex with 34 single-family homes proposed at 949 North Marshall Street in Northern Liberties, North Philadelphia, near the border with the adjacent Poplar neighborhood. Designed by Gnome Architects, the complex will feature homes rising four stories tall, with variation in designs to ensure that the residences do not look exactly alike. The homes will feature roof decks and rear balconies, with some also including recessed balconies. Each will include a two-car garage, meaning that 68 parking spaces will be situated in the development.

Construction is making progress at 2001-13 Abigail Street, a townhouse complex in Fishtown, Kensington. Designed by Gnome Architects and developed by Catalyst City Development, the project will include nine townhomes with varying sizes. The five homes on the northeast corner of the block will feature parking while the remaining four will not.

Permits Issued for 24-Unit Building at 2738 Federal Street in Grays Ferry

Permits have been issued for the construction of a five-story multi-family building at 2738 Federal Street in Grays Ferry, South Philadelphia. The development will offer 23,914 square feet of floor space and will include 24 condominium units, a cellar, balconies in the front and rear of the structure on the second through fourth floors, and a roof deck above the fourth floor. Four accessory parking spaces will be included in the project, with one set to be ADA and van accessible, as well as 12 bicycle spaces. Gnome Architects is listed as the architect for the project, with GRIT Construction taking up the contracting work. Construction costs are estimated at $1,434,870.
