Renderings Revealed for 107-Unit Development at 23 West Girard Avenue in Fishtown

A recent Civic Design Review has revealed new renderings are out for 23 West Girard Avenue, a mixed-use development proposed in Fishtown, Kensington. Upon completion, the building will rise six stories tall with 5,406 square feet of commercial space on the ground floor. The upper floors of the building will host 107 residential units, which will occupy the vast majority of the 104,160 square foot building. The building will also offer a 6,000 square foot roof deck which will likely offer sweeping skyline views. There will be 29 parking spaces included with three for electric vehicles and one as a car share spot. JKRP Architects designed the building.

LVL North at 510 North Broad Street Reaches Ground Level in Spring Garden, North Philadelphia

Concrete work has reached ground level at LVL North, a nine-story, 410-unit development under construction at 510 North Broad Street in Spring Garden, North Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the project will include a retail component, with the GIANT supermarket planned to lease one-third of the total space inside the 378,000-square-foot building.

1101 Walnut Street via Civic Design Review

Demolition work has commenced on the many properties at the site of the high-rise proposed at 1101 Walnut Street in Washington Square West, Center City. The future structure will rise to a height of 259 feet and 23 stories. Designed by JKRP Architects and developed by ARD 1105 Walnut LLC and LD Investment Partners LLC, the tower will feature 111 residential units nearly 6,000 square feet of retail at the ground floor. The building will rise directly across a helipad on top of a Jefferson Health property, which had lowered the height of the 12th and Sansom proposal nearby.

Construction Progresses on the 281-Unit Next LVL in University City, West Philadelphia

Construction is progressing quickly on Next LVL, a mixed-use development at 4223 Chestnut Street in University City, West Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the roughly 250,000-square-foot building stands seven stories tall and is built with modular construction. The project will hold 281 residential units and eight thousand square feet of retail.

Second Tower Crane Erected at LVL North at 510 North Broad Street in Spring Garden, North Philadelphia

Foundation work continues at LVL North, a nine-story, 410-unit development under construction at 510 North Broad Street in Spring Garden, North Philadelphia. A second tower crane has been recently erected at the site. Designed by JKRP Architects and developed by Alterra Property Group, the project is replacing a parking lot that formerly took up most of the block, as well as a a rowhouse formerly located at 563 North 15th Street. The structure will span over 378,000 square feet of total space, along with GIANT leasing nearly one-third of the building’s entire space for a grocery store on the lower levels, similar to Riverwalk. Residential space will take up over 268,000 square feet.

81-Unit Development Revealed at 4701-15 Kingsessing Avenue in Squirrel Hill, West Philadelphia

An 81-unit multi-family development has been revealed at 4701-15 Kingsessing Avenue in Squirrel Hill , West Philadelphia. The site sits at the northwestern cornet of the intersection of 48th Street and Chester Avenue. Designed by JKRP Architects, the development will rise four stories and contain 55,720 square feet of floor space. 45 new parking spots will also be included in the development, with two set to be ADA accessible, three reserved for electric vehicles and one for a car share. Additionally, the 40 spots currently existing at the property will remain, so a total of 85 parking spaces will be located at the site upon completion.

Permits Filed for a 259-Foot-Tall Tower at 1101 Walnut Street in Washington Square West, Center City

The booming area around the Loews Hotel and Jefferson Center, at the junction of the Washington Square West and Market East neighborhoods in Center City, is getting ready for the construction of yet another high-rise development. Demolition and construction permits have been filed at 1101 Walnut Street, a site that is currently occupied by a single-story Wendy’s fast food restaurant. It will be replaced by a 259-foot-tall, 23-story skyscraper with an L-shaped footprint, as the property extends to the north. The structure will house 111 residential units and 6,000 square feet of retail on the first and second floors. JKRP Architects have brought a vibrant mix of materials, with irregular stone patterns that will make the tower stand out on the cityscape. The permits list ARD 1105 Walnut LLC and now LD Investment Partners LLC as the current owner.

Permits have been issued for the construction of a six-story multi-family structure situated at 502 Wood Street in Old City, a historic neighborhood located in Center City. Designed by JKRP Architects, the building will hold 50 residential units with 13 total parking spots, two of which will be reserved as car share spaces. The building will total 55,470 square feet of space.
