Revised Design Revealed for 1101 Walnut Street in Washington Square West, Center City

A revised design has been revealed for a high-rise tower planned at 1101 Walnut Street in Market East, Center City. Designed by JKRP Architects, the revised plan will rise 18 stories and include 198 residential units, with a total of 138,150 square feet of space, located on the second, third, and fifth through eighteenth floors. The ground floor will hold 4,420 square feet of retail space and the fourth floor will offer 6,281 square feet of office and amenity space. The project will also include 34 off-site parking spaces, as well as 68 bicycle spaces.

Permits Issued for 247-Unit Mixed-Use Development at 2101 Washington Avenue in Graduate Hospital, South Philadelphia

Permits have been issued for the construction of a 247-unit mixed-use development at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the structure will rise six stories tall. Two large commercial spaces will be located on the ground floor, one at 21st Street and the other at 22nd Street. Amenities will include a roof deck and an underground parking garage for residents. In total, the building will hold 195,131 square feet of space. Construction costs estimated at $40 million.

Work Appears Stalled At 1101 Walnut Street In Washington Square West, Center City

YIMBY’s recent site visit revealed that construction work has not yet started on the tower planned at 1101 Walnut Street in Washington Square West, Center City. Designed by JKRP Architects and LD Investment Partners LLC and Ernest Bock and Sons Inc., the building will stand 259 feet and 23 stories tall and will be clad in an exterior of alternating light and dark sections. The building will feature 111 units, along with retail space on the ground floor.

Renderings Revealed for 1100 Wharton Street in Passyunk Square, South Philadelphia

Renderings have been revealed for a large mixed-use development located at 1100 Wharton Street in Passyunk Square, South Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the complex includes several buildings. The largest will be a new mixed-use structure totaling 162,335 square feet of space, with a 4,000-square-foot roof deck. Residential amenity space and a commercial unit will be located on the ground floor, with 155 residential units on the upper floors. Other existing buildings in the block are a 71,360-square-foot mixed-use building with 45 residential units, a 18,616-square-foot police station, and a 51,010-square-foot office building. A new fire station is also planned to be built as part of the development. In total, 239 parking spaces will be offered for occupants of the block, with 62 in the basement level of the mixed-use building, 94 surface spaces in the center of the block, and 83 off-site spaces.

The small commercial structure that stood at 1101 Walnut Street in Washington Square West, Center City, has been completely demolished to make way for a new residential tower. The proposal is bold for the area, as the tower is planned to stand 259 feet and 23 stories tall. Designed by JKRP Architects and developed by LD Investment Partners LLC, and Ernest Bock and Sons Inc, the tower will feature 111 units and will feature an exterior with a mix of concrete, metal, and glass.

Renderings Revealed for 107-Unit Development at 23 West Girard Avenue in Fishtown

A recent Civic Design Review has revealed new renderings are out for 23 West Girard Avenue, a mixed-use development proposed in Fishtown, Kensington. Upon completion, the building will rise six stories tall with 5,406 square feet of commercial space on the ground floor. The upper floors of the building will host 107 residential units, which will occupy the vast majority of the 104,160 square foot building. The building will also offer a 6,000 square foot roof deck which will likely offer sweeping skyline views. There will be 29 parking spaces included with three for electric vehicles and one as a car share spot. JKRP Architects designed the building.

LVL North at 510 North Broad Street Reaches Ground Level in Spring Garden, North Philadelphia

Concrete work has reached ground level at LVL North, a nine-story, 410-unit development under construction at 510 North Broad Street in Spring Garden, North Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the project will include a retail component, with the GIANT supermarket planned to lease one-third of the total space inside the 378,000-square-foot building.

Demolition work has commenced on the many properties at the site of the high-rise proposed at 1101 Walnut Street in Washington Square West, Center City. The future structure will rise to a height of 259 feet and 23 stories. Designed by JKRP Architects and developed by ARD 1105 Walnut LLC and LD Investment Partners LLC, the tower will feature 111 residential units nearly 6,000 square feet of retail at the ground floor. The building will rise directly across a helipad on top of a Jefferson Health property, which had lowered the height of the 12th and Sansom proposal nearby.

Construction Progresses on the 281-Unit Next LVL in University City, West Philadelphia

Construction is progressing quickly on Next LVL, a mixed-use development at 4223 Chestnut Street in University City, West Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the roughly 250,000-square-foot building stands seven stories tall and is built with modular construction. The project will hold 281 residential units and eight thousand square feet of retail.

Second Tower Crane Erected at LVL North at 510 North Broad Street in Spring Garden, North Philadelphia

Foundation work continues at LVL North, a nine-story, 410-unit development under construction at 510 North Broad Street in Spring Garden, North Philadelphia. A second tower crane has been recently erected at the site. Designed by JKRP Architects and developed by Alterra Property Group, the project is replacing a parking lot that formerly took up most of the block, as well as a a rowhouse formerly located at 563 North 15th Street. The structure will span over 378,000 square feet of total space, along with GIANT leasing nearly one-third of the building’s entire space for a grocery store on the lower levels, similar to Riverwalk. Residential space will take up over 268,000 square feet.
