Permits have been issued for the construction of a four-story, 19-unit mixed-use building at 1437 South 58th Street in Kingsessing, Southwest Philadelphia. The new building will replace a vacant and two ornate prewar rowhouses situated on the northeast side of the block between Hadfield Street and Willows Avenue, extending to Willows Avenue. Designed by Studio C Architecture, the development will span 25,019 square feet and feature two ground-floor commercial spaces, an elevator, a roof deck, a green roof, and parking for eight bicycles. Permits list Uliz Construction as the contractor and indicate a construction cost of $4 million.

Last month, YIMBY shared details on The Luxe Phase I, a six-story, 96-unit mixed-use rental project underway at 1705 North American Street in Norris Square. Today we analyze the development’s technical details, as outlined in zoning documents and the Civic Design Review submission, such as site plans and zoning table, the Complete Streets Handbook Checklist, and the Civic Design Review Sustainable Design Checklist. Listed under a full address of 1705-41 North American Street and alternatively branded as The Luxe Fishtown (the developer site labels the neighborhood as Fishtown West), the project stands on a through-block lot that spans from North American Street to the west and North Philip Street to the east. Designed by the Atrium Design Group and Stantec, the project will span 95,000 square feet and feature around 9,900 square feet of ground-floor retail, an extensive amenity suite, a roof deck, and a garage with space for 44 cars and 72 bicycles. Earlier this month, Philly YIMBY shared details on amenities at The Luxe Phase I, a six-story, 96-unit rental project nearing completion at 1705 North American Street in Norris Square; today we take a closer look at the apartments themselves, which will range from studios to three-bedrooms. Listed under a full address of 1705-41 North American Street and alternatively called The Luxe Fishtown (the project website describes the neighborhood as Fishtown West), the structure spans a through-block lot that extends from North American Street to the west to North Philip Street to the east. A recent site visit by Philadelphia YIMBY has observed that construction has topped out at a seven-story, 47-unit development at 1118 North Front Street near the junction of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will span 44,090 square feet and will feature ground-level commercial space. Permits list US Construction Inc. as the contractor and specify a construction cost of $7.04 million.

The new structure will rise from a vacant trapezoidal lot situated on the east side of the block between West Oxford Street and Cecil B. Moore Avenue. Designed by HDO Architecture, the structure will span 133,326 square feet, which, in addition to the abovementioned 200 apartments, will include several thousand square feet of commercial space, over 1,000 square feet of miscellaneous assembly space, artist studios, and parking. Philadelphia YIMBY’s recent site visit has noted significant construction progress at a five-story, 204-unit building underway at 1700 North Front Street in Fishtown. The development rises in place of a parking lot that spanned a block bound by the Front Street, which carries the elevated Market-Frankford subway line, to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot project will offer 123,218 square feet of residential space (including 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite) and 16,429 square feet of retail. The development will also provide parking for 70 bicycles.
