Permits have been issued for the construction of a six-story, 200-unit mixed-use development at 1625-35 North 5th Street in Olde Kensington. The new structure will rise from a vacant trapezoidal lot situated on the east side of the block between West Oxford Street and Cecil B. Moore Avenue. Designed by HDO Architecture, the structure will span 133,326 square feet, which, in addition to the abovementioned 200 apartments, will include several thousand square feet of commercial space, over 1,000 square feet of miscellaneous assembly space, artist studios, and parking. Permits list Urban Renewal Builders as the contractor and specify a construction cost of $20.1 million, of which $300,000 is allocated toward excavation.

The structure will replace a vacant lot at the southwest corner of Diamond and North Orkney Street. Designed by SanBarDesign, the project will span 1,883 square feet and will feature a basement, commercial space at the ground level and two residential units above. Last week, YIMBY ran an in-depth publication covering The Luxe Phase I, a six-story, 96-unit rental development nearing completion at 1705 North American Street in Norris Square; while the piece focused on the building from its architectural and urban planning standpoint, today we venture into its residential experience by focusing on its amenities. Listed under a full address of 1705-41 North American Street and alternatively called The Luxe Fishtown (the development website describes the neighborhood as Fishtown West), the building spans a through-block lot that extends from North American Street to the west to North Philip Street to the east. Designed by the Atrium Design Group and Stantec, the structure will span 95,000 square feet and feature around 9,900 square feet of ground-floor retail, a roof deck, and parking for 44 cars and 72 bicycles, and other amenities that are covered below. Permits list Turn Key Realty as the contractor and indicate a construction cost of $15 million.

Construction Advances at 1700 North Front Street in Fishtown

Philadelphia YIMBY’s recent site visit has noted significant construction progress at a five-story, 204-unit building underway at 1700 North Front Street in Fishtown. The development rises in place of a parking lot that spanned a block bound by the Front Street, which carries the elevated Market-Frankford subway line, to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot project will offer 123,218 square feet of residential space (including 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite) and 16,429 square feet of retail. The development will also provide parking for 70 bicycles.

Construction Tops Out at 2331-33 East York Street in Olde Richmond, Kensington

Philadelphia YIMBY’s recent site visit has discovered that construction has topped out at a three-story, four-unit mixed-use building at 2331-33 East York Street in Olde Richmond, Kensington. The structure rises on the east side of the block between Memphis Street and Cedar Street, just one lot south of the intersection of York and Memphis. Designed by Plato Marinakos, the building will hold commercial space (a restaurant, according to permits and the rendering) in the basement and on the first floor and four residential units above. The 7,400-square-foot structure will feature a roof deck, which, judging by the building’s height and lack of nearby obstructions, will offer decent views of the skyline. Permits list PASP LLC as the contractor and specify a construction cost of $500,000.

The property is bound by North Front Street, which carries the elevated Market-Frankford Street Line, to the east, West Oxford Street to the south, and Hope Street to the west. Designed by KJO Architecture, the project will include ground-floor retail, two elevators, a 12-car garage, and a roof deck.
