The structure will rise from a vacant lot situated on the south side of the block between North Orkney Street and North 5th Street. A recent site visit by Philadelphia YIMBY has noted that construction is making significant progress at a four-story, 28-unit structure at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. The edifice is tentatively known as Building A and is a part of the larger Innovator Village complex. The new structure spans 25,264 square feet and includes a parking garage. Permits list Center City Construction and Development as the contractor and indicate a construction cost of $3.2 million.

A recent site visit by Philadelphia YIMBY has confirmed that construction work is nearly complete at a multi-family development at 825-27 Bainbridge Street in Bella Vista, South Philadelphia. Designed by Ambit Architecture, the new building will rise four stories tall, featuring 15 residential units. The building spans 19,200 square feet and will include five bicycle spaces. Construction costs are specified at $3.2 million.

At the start of the month, YIMBY shared published an extensive look at 1600 North Broad Street (alternately 1406 Cecil B. Moore Avenue), a 15-story, 245-unit residential project proposed next to the Temple University campus in North Philadelphia, followed by an analysis of the floor plans and residential units. In today’s installment, we look at the project’s more technical aspects as garnered from the Civic Design Review submission, such as site plans, traffic patterns, zoning table, the Complete Streets Handbook Checklist, and the Civic Design Review Sustainable Design Checklist. Designed by JKRP Architects and developed by Tower Investments, the building will rise 189 feet tall, span 238,090 square feet, and feature parking for 64 cars and 82 bicycles.
