Permits Issued for 24-Story Tower at 300 North Christopher Columbus Boulevard in Northern Liberties

Permits have been issued for the construction of a massive high-rise tower located at 300 North Christopher Columbus Boulevard in Northern Liberties on the Delaware River waterfront. Designed by Handel Architects and developed by The Durst Organization, the tower will rise 316 feet and 24 stories tall, and will hold 345,301 square feet of interior space. The ground floor will feature commercial space, while the upper portion of the structure will house 360 apartments. A garage situated within the building will offer parking to building residents. The development will also include the construction of a new park next door. The project is expected to cost $131.8 million to build.

The 11th Place on Philly YIMBY’s December Countdown Goes to One Dock Street in Society Hill, Old City

The 11th place on Philly YIMBY’s December 2021 Development Countdown goes to the 364-foot-tall, 31-story One Dock Street in the Society Hill section of Old City, Center City. Designed by BLT Architects and developed by LCOR Incorporated, the skyscraper will rise next to architect I.M. Pei’s similarly-scaled Society Hill Towers, offering the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.

Looking at the Revised Design for Three-Story Vertical Extension Proposed at 223-25 Market Street in Old City

Last month, Philly YIMBY shared that permits were issued for a three-story vertical extension for an existing three-story building located at 223-25 Market Street in the Old City section of Center City. Designed by the Atrium Design Group, the new addition will roughly double the building’s current floor area to 23,685 square feet and increase the total residential unit count to 22, while maintaining the ground-floor commercial space facing Market Street. Permits list TBC LLC as the contractor and a construction cost of $3.5 million. Our original report discussed the proposal’s prior design, which was clad in dark panels that were quite out of context with the surrounding historic district. Today we look at the plan’s latest iteration, which updates the Market Street-facing exterior with red brick while swapping the side and rear paneling for light gray.

Philadelphia YIMBY’s Annual Development Countdown Starts With 242-Foot-Tall, 18-Story Condo Tower Planned at 222-30 Walnut Street in Society Hill, Center City

As the calendar turns to December, Philadelphia YIMBY launches its annual December Development Countdown, which tracks the 31 tallest buildings under construction or proposed throughout the city. The inaugural 31st place goes to 222-30 Walnut Street in Society Hill, Center City, an adaptive reuse development that will integrate a proposed 242-foot-tall, 18-story condominium high-rise with a group of low-rise buildings constructed between 1856 and 1950. Designed by Cecil Baker + Partners Architects, the building will offer a combined total of 101,115 square feet of interior space, most of which will be dedicated to 18 residential condominiums. At the moment, the project appears at a standstill, which, in great part, results from its historically sensitive location in a historic district in one of the oldest sections of the city.

A Detailed Look at the 27-Story Tower Planned at 300 North Christopher Columbus Boulevard in Northern Liberties

After years of dormancy and inaction, numerous developments along the Delaware River waterfront are finally having their permits issued, which puts them on direct track toward construction. One of the most exciting among these is the project planned at 300 North Christopher Columbus Boulevard in Northern Liberties. Designed by Handel Architects and developed by The Durst Organization, the project will feature a 27-story, 360-unit tower rising next to a brand new public space. A construction permit was issued for the project in November of last year, and another, more comprehensive one, was issued in August of this year. Earlier this month, a YIMBY site visit observed a large amount of recently-placed material and equipment at the site, although it is not certain whether it is intended for the building’s construction. Today we take a closer look at the building’s design its future contribution both to the neighborhood and to the skyline at large.
