Construction is gaining momentum at 1602 South 13th Street in East Passyunk, South Philadelphia. The development consists of for full alterations to a single-family rowhosue built in 1915 on an iconic stretch of South 13th Street. The property originally boasted five bedrooms and one bathroom while rising three stories with a total construction area of 2,870 square feet. Full masonry work is taking place along with major alterations to the facade of the building. Concrete and brick work is being done by DeSimone Contracting.

The project consists of major renovations to an existing building, which includes a vacant commercial space located on the ground floor. The renovated area will measure 2,905 square feet while the new addition will measure 600 square feet. A roof deck will also be built. Permits list Jianchao Li as the design professional and Christopher Lord as the contractor. Total construction cost is set at $400,000.

Permits have been issued for interior renovations of 260 West Johnson Street in Germantown, Northwest Philadelphia. The project will create six residential units within the existing three-story structure. An additional apartment will be added within a carriage house also located on the property, adding a total of seven units to the lot. Greenzang Incorporated is the contractor for the project. Construction costs are estimated at $170,000.

Street Level Work Nearly Complete at the Terrace on 18th Street in Logan Square, Center City

Renovation work at the Terrace on 18th Street at 1776 Benjamin Franklin Parkway in Logan Square, Center City, is nearing completion, as the retail space in the eastern portion of the building looks nearly finished. Designed by Oskar Stonorov of Korman Co., the original structure was built in 1963 as an apartment building known as The Plaza. The tower, which stands 267 feet and 27 stories tall, was converted into the Embassy Suites by Hilton Philadelphia Center City in the 1980s. The structure has been under the ownership of Pearl Properties since last year.

Two commercial space will be located on the ground floor, with 12 residential units located above. The development will include an addition at the rear of the third floor, which will add extra residential space. Currently, the building houses 18,066 square feet of space, which will be expanded to 19,011 square feet upon completion. Construction costs are estimated at $400,000.

The development involves a complete renovation of the single-floor structure, with an additional floor added to the building. In total, the structure will hold 14,195 square feet of space, with construction costs estimated at $900,000.

The building rises six stories tall at its highest point. Once completed, 49 residential units will be added to the building. The permit states that the units will be artist studios. In total, the building features 13,196 square feet of floor space. The conversion will cost an estimated $6 million.

Foundation work is underway on The Vine, a development situated at 1723 Francis Street in Francisville, North Philadelphia. Designed by Gnome Architects and developed by Stamm Development Group, the project consists of the renovation of an existing three-story structure and the construction of a new, four-story addition. In total, 24 residential units will be included in the development, with each slated to be a luxury condominium, with 18 units located within the new building and the remainder situated in the existing structure. There will be 18 parking spaces included in the project situated in a ground-floor garage. The two buildings will feature 20,971 square feet of space. Permits estimate construction costs at $1.26 million.
