A recent site visit by Philly YIMBY has revealed that constriction is complete at Renaissance Estates at 3200 Capri Drive in Packer Park, South Philadelphia. The residential complex consists of four multi-family buildings, each standing four floors and featuring 20 residential units, with five units on each floor. Each building contains 31,000 square feet of space and cost $1.5 million to construct. Packer Park Partnership LLC is the developer of the project, and Insite Construction Inc. is the contractor.

A Detailed Look at Upcoming Project HOME Residence at 115 East Huntingdon Street in West Kensington

Recently Philadelphia YIMBY visited the site of a new 56-unit Project HOME assisted residential facility under renovation at 115 East Huntingdon Street at the Temple University Campus Episcopal Campus in West Kensington. The development is part of Temple University Hospital’s ongoing effort to create over 1,000 affordable supported-living residences for persons that have experienced homelessness, mental illnesses, substance abuse, and other issues. The project team consists of Cecil Baker + Partners Architects as the designer, Temple University Hospital’s Project HOME as the owner/developer, and T. N. Ward Company as the contractor. Construction costs are specified at $14.9 million. In the previous article we focused on the project’s social mission and its financial backers, which include musician Jon Bon Jovi. Located on the Episcopal Campus of the Temple University Hospital, the development will offer two elevators, full sprinkling, and support staff. Permits list a project team of Cecil Baker + Partners Architects as the designer, the hospital’s Project HOME as the owner/developer, and T. N. Ward Company as the contractor. Construction costs are specified at $14.9 million.

A recent site visit by Philly YIMBY revealed no signs of construction at a 67-unit multi-family development at 1015 South 3rd Street in Queen VillageSouth Philadelphia. Designed by HDO Architecture, the building will stand four stories tall. The unit count was increased via zoning bonuses coming from the project’s inclusion of low-income housing and a green roof. The project will include 23 bicycle spaces as well as an additional four more at the sidewalk.

Construction has reached the topmost point at Broad Street Flats, a seven-story mixed-use development at 701 South Broad Street in HawthorneSouth Philadelphia. Designed by PZS Architects, the building will feature commercial space at the ground floor and 50 residential units. The building will also hold four “hotel rooms,” which will likely be used as apartments. The structure’s floor area spans 50,462 square feet. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.
