A recent site visit by Philly YIMBY has discovered notable construction visit at Broad Street Flats, a seven-story mixed-use development rising at 701 South Broad Street in Hawthorne, South Philadelphia, since our last visit in April. Furthermore, a recent zoning submission indicates that the project’s name has been updated to Ovation, though the Broad Street Flats moniker also appears retained, at least for the time being. Designed by PZS Architects, the building will span 50,462 square feet (or 49,950 according to zoning blueprints) and feature commercial space and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Permits Issued for 67-Unit Building at 6327 Musgrave Street in Germantown, Northwest Philadelphia

A zoning permit has been issued for the construction of a four-story, 67-unit residential building at 6327 Musgrave Street in Germantown, Northwest Philadelphia. The property is situated on the northeast side of the block between East Washington Lane and East Duval Street. Designed by KJO Architecture, the building will span 56,140 square feet and will feature elevator service, a partial basement, a courtyard, balconies, parking for 24 bicycles, and a green roof.

YIMBY Shares Extensive Project Details for 61-Unit Building Proposed at 3618-32 Haverford Avenue in Mantua, West Philadelphia

Earlier this month, Philly YIMBY shared several renderings for a four-story, 61-unit mixed-use development planned at 3618-32 Haverford Avenue in Mantua, West Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture) and developed by The HOW Group, the building will rise 45 feet tall, span 60,280 square feet, and offer ground-floor commercial space, two elevators, tenant storage, parking for 22 bicycles, outdoor landscaped space for residents, a roof deck, and a green roof. Today we share an extensive collection of renderings, plans, and diagrams for the proposed building as seen in its Civic Design Review submission.

YIMBY Looks at Project Details for 63-Unit Building Planned at 26 South 42nd Street in Spruce Hill, West Philadelphia

Last December, YIMBY reported that permits were issued for the construction of a seven-story, 63-unit mixed-use development at 26 South 42nd Street in Spruce Hill, West Philadelphia. The project will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the structure will span 56,664 square feet and will include 4,828 square feet of retail. The building will provide parking for 42 bicycles well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and a construction cost of $6.8 million. Today we share plans, elevations, and technical details for the project that were not available in our previous publication.

Construction Complete at 3200 Capri Drive in Packer Park, South Philadelphia

A recent site visit by Philly YIMBY has revealed that constriction is complete at Renaissance Estates at 3200 Capri Drive in Packer Park, South Philadelphia. The residential complex consists of four multi-family buildings, each standing four floors and featuring 20 residential units, with five units on each floor. Each building contains 31,000 square feet of space and cost $1.5 million to construct. Packer Park Partnership LLC is the developer of the project, and Insite Construction Inc. is the contractor.

A Detailed Look at Upcoming Project HOME Residence at 115 East Huntingdon Street in West Kensington

Recently Philadelphia YIMBY visited the site of a new 56-unit Project HOME assisted residential facility under renovation at 115 East Huntingdon Street at the Temple University Campus Episcopal Campus in West Kensington. The development is part of Temple University Hospital’s ongoing effort to create over 1,000 affordable supported-living residences for persons that have experienced homelessness, mental illnesses, substance abuse, and other issues. The project team consists of Cecil Baker + Partners Architects as the designer, Temple University Hospital’s Project HOME as the owner/developer, and T. N. Ward Company as the contractor. Construction costs are specified at $14.9 million. In the previous article we focused on the project’s social mission and its financial backers, which include musician Jon Bon Jovi. Today we look at the architectural and technical aspects of the massive, five-story renovation project.

Renovation Underway at Project HOME Residence at 115 East Huntingdon Street in West Kensington

A recent site visit by Philadelphia YIMBY has revealed that renovation work is underway at 115 East Huntingdon Street in West Kensington, where a five-story prewar building is being converted into a 56-unit mixed-use development, which is part of Project HOME, a nonprofit organization that provides housing and support services to socially vulnerable populations. Located on the Episcopal Campus of the Temple University Hospital, the development will offer two elevators, full sprinkling, and support staff. Permits list a project team of Cecil Baker + Partners Architects as the designer, the hospital’s Project HOME as the owner/developer, and T. N. Ward Company as the contractor. Construction costs are specified at $14.9 million.

Construction Pending at 1015 South 3rd Street in Queen Village, South Philadelphia

A recent site visit by Philly YIMBY revealed no signs of construction at a 67-unit multi-family development at 1015 South 3rd Street in Queen Village, South Philadelphia. Designed by HDO Architecture, the building will stand four stories tall. The unit count was increased via zoning bonuses coming from the project’s inclusion of low-income housing and a green roof. The project will include 23 bicycle spaces as well as an additional four more at the sidewalk.

Designed by PZS Architects, the building will feature commercial space at the ground floor and 50 residential units. The building will also hold four “hotel rooms,” which will likely be used as apartments. The structure’s floor area spans 50,462 square feet. Philadelphia YIMBY Highlights Upcoming Developments With 50 to 100 Residential Units

In this second entry in our category spotlight series, we look at a few of the residential developments with unit counts ranging from 50 to 99. This category consists mostly of sizable mid-rise developments, as well as a few high-rise buildings that tend to fall withing the under-20-story range.
