A recent site visit by Philly YIMBY has discovered notable construction visit at Broad Street Flats, a seven-story mixed-use development rising at 701 South Broad Street in HawthorneSouth Philadelphia, since our last visit in April. Furthermore, a recent zoning submission indicates that the project’s name has been updated to Ovation, though the Broad Street Flats moniker also appears retained, at least for the time being. Designed by PZS Architects, the building will span 50,462 square feet (or 49,950 according to zoning blueprints) and feature commercial space and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Earlier this month, Philly YIMBY shared several renderings for a four-story, 61-unit mixed-use development planned at 3618-32 Haverford Avenue in MantuaWest Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture) and developed by The HOW Group, the building will rise 45 feet tall, span 60,280 square feet, and offer ground-floor commercial space, two elevators, tenant storage, parking for 22 bicycles, outdoor landscaped space for residents, a roof deck, and a green roof. Today we share an extensive collection of renderings, plans, and diagrams for the proposed building as seen in its Civic Design Review submission.

YIMBY Looks at Project Details for 63-Unit Building Planned at 26 South 42nd Street in Spruce Hill, West Philadelphia

Last December, YIMBY reported that permits were issued for the construction of a seven-story, 63-unit mixed-use development at 26 South 42nd Street in Spruce Hill, West Philadelphia. The project will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the structure will span 56,664 square feet and will include 4,828 square feet of retail. The building will provide parking for 42 bicycles well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and a construction cost of $6.8 million. A recent site visit by Philly YIMBY has revealed that constriction is complete at Renaissance Estates at 3200 Capri Drive in Packer Park, South Philadelphia. The residential complex consists of four multi-family buildings, each standing four floors and featuring 20 residential units, with five units on each floor. Each building contains 31,000 square feet of space and cost $1.5 million to construct. Packer Park Partnership LLC is the developer of the project, and Insite Construction Inc. is the contractor.
