A Detailed Look at Upcoming Project HOME Residence at 115 East Huntingdon Street in West Kensington

Recently Philadelphia YIMBY visited the site of a new 56-unit Project HOME assisted residential facility under renovation at 115 East Huntingdon Street at the Temple University Campus Episcopal Campus in West Kensington. The development is part of Temple University Hospital’s ongoing effort to create over 1,000 affordable supported-living residences for persons that have experienced homelessness, mental illnesses, substance abuse, and other issues. The project team consists of Cecil Baker + Partners Architects as the designer, Temple University Hospital’s Project HOME as the owner/developer, and T. N. Ward Company as the contractor. Construction costs are specified at $14.9 million. In the previous article we focused on the project’s social mission and its financial backers, which include musician Jon Bon Jovi. Renovation Underway at Project HOME Residence at 115 East Huntingdon Street in West Kensington

A recent site visit by Philadelphia YIMBY has revealed that renovation work is underway at 115 East Huntingdon Street in West Kensington, where a five-story prewar building is being converted into a 56-unit mixed-use development, which is part of Project HOME, a nonprofit organization that provides housing and support services to socially vulnerable populations. Located on the Episcopal Campus of the Temple University Hospital, the development will offer two elevators, full sprinkling, and support staff. Permits list a project team of Cecil Baker + Partners Architects as the designer, the hospital’s Project HOME as the owner/developer, and T. N. Ward Company as the contractor. Construction costs are specified at $14.9 million.

Construction Pending at 725-29 South Broad Street in Hawthorne, South Philadelphia

Last year in May, permits had been issued for a commercial renovation and vertical expansion for a three-story prewar building at 725-29 South Broad Street in HawthorneSouth Philadelphia. Since that time, however, no construction progress has been made on the structure, as Philly YIMBY’s recent site visit has shown. Designed by CANNOdesign, the structure, located on the east side of South Broad Street on the block between Bainbridge and Fitzwater streets, will rise five stories. Permits list Santech Construction Corp. as the contractor and a construction cost of $3.8 million.

Philadelphia YIMBY Catalogs Development Spanning from 50K to 100K Square Feet

After looking at developments spanning 100,000 to half a million square feet, Philadelphia YIMBY’s next category spotlight installment tracks new projects that feature anywhere from 50,000 to 100,000 square feet (or up to 99,999 square feet, to be precise). Buildings that fall into this range hold a capacity that is generally equivalent to anywhere from around 30 to 150 residential units. As such, the category primarily consists of smaller high-rise buildings in the under-15-story range, as well as mid-sized to rather large mid-rise developments. Please note that since the category was introduced only at the start of the year, it currently excludes articles published prior to this year.

Philly YIMBY’s recent visit observed that demolition has been complete at the site of a proposed four-story, 42-unit mixed-use building at 841-51 South 2nd Street in Queen Village, South Philadelphia. Designed by Harman Deutsch Ohler Architecture, the structure will rise at the northeast corner of 2nd and Christian streets and will span 54,313 square feet, with a plaza at the street corner and retail on the ground floor. The development will feature full sprinkling and a roof deck. Permits list Beck Street LLC as the owner, Indian Harbour Asset Management LLC as the contractor, and a construction cost of $6.79 million.
