YIMBY Looks at Project Details for 63-Unit Building Planned at 26 South 42nd Street in Spruce Hill, West Philadelphia

Last December, YIMBY reported that permits were issued for the construction of a seven-story, 63-unit mixed-use development at 26 South 42nd Street in Spruce Hill, West Philadelphia. The project will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the structure will span 56,664 square feet and will include 4,828 square feet of retail. The building will provide parking for 42 bicycles well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and a construction cost of $6.8 million. A Detailed Look at Upcoming Project HOME Residence at 115 East Huntingdon Street in West Kensington

Recently Philadelphia YIMBY visited the site of a new 56-unit Project HOME assisted residential facility under renovation at 115 East Huntingdon Street at the Temple University Campus Episcopal Campus in West Kensington. The development is part of Temple University Hospital’s ongoing effort to create over 1,000 affordable supported-living residences for persons that have experienced homelessness, mental illnesses, substance abuse, and other issues. The project team consists of Cecil Baker + Partners Architects as the designer, Temple University Hospital’s Project HOME as the owner/developer, and T. N. Ward Company as the contractor. Construction costs are specified at $14.9 million. In the previous article we focused on the project’s social mission and its financial backers, which include musician Jon Bon Jovi. Today we look at the architectural and technical aspects of the massive, five-story renovation project.

Renovation Underway at Project HOME Residence at 115 East Huntingdon Street in West Kensington

A recent site visit by Philadelphia YIMBY has revealed that renovation work is underway at 115 East Huntingdon Street in West Kensington, where a five-story prewar building is being converted into a 56-unit mixed-use development, which is part of Project HOME, a nonprofit organization that provides housing and support services to socially vulnerable populations. Located on the Episcopal Campus of the Temple University Hospital, the development will offer two elevators, full sprinkling, and support staff. Permits list a project team of Cecil Baker + Partners Architects as the designer, the hospital’s Project HOME as the owner/developer, and T. N. Ward Company as the contractor. Construction costs are specified at $14.9 million.

Construction Pending at 725-29 South Broad Street in Hawthorne, South Philadelphia

Last year in May, permits had been issued for a commercial renovation and vertical expansion for a three-story prewar building at 725-29 South Broad Street in Hawthorne, South Philadelphia. Since that time, however, no construction progress has been made on the structure, as Philly YIMBY’s recent site visit has shown. Designed by CANNOdesign, the structure, located on the east side of South Broad Street on the block between Bainbridge and Fitzwater streets, will rise five stories. Permits list Santech Construction Corp. as the contractor and a construction cost of $3.8 million.

Philadelphia YIMBY Catalogs Development Spanning from 50K to 100K Square Feet

After looking at developments spanning 100,000 to half a million square feet, Philadelphia YIMBY’s next category spotlight installment tracks new projects that feature anywhere from 50,000 to 100,000 square feet (or up to 99,999 square feet, to be precise). Buildings that fall into this range hold a capacity that is generally equivalent to anywhere from around 30 to 150 residential units. As such, the category primarily consists of smaller high-rise buildings in the under-15-story range, as well as mid-sized to rather large mid-rise developments. Please note that since the category was introduced only at the start of the year, it currently excludes articles published prior to this year.

Philly YIMBY’s recent visit observed that demolition has been complete at the site of a proposed four-story, 42-unit mixed-use building at 841-51 South 2nd Street in Queen Village, South Philadelphia. Designed by Harman Deutsch Ohler Architecture, the structure will rise at the northeast corner of 2nd and Christian streets and will span 54,313 square feet, with a plaza at the street corner and retail on the ground floor. The development will feature full sprinkling and a roof deck. Permits list Beck Street LLC as the owner, Indian Harbour Asset Management LLC as the contractor, and a construction cost of $6.79 million.

Broad Street Flats Topped Out at 701 South Broad Street in Hawthorne, South Philadelphia

Construction has reached the topmost point at Broad Street Flats, a seven-story mixed-use development at 701 South Broad Street in Hawthorne, South Philadelphia. Designed by PZS Architects, the building will feature commercial space at the ground floor and 50 residential units. The building will also hold four “hotel rooms,” which will likely be used as apartments. The structure’s floor area spans 50,462 square feet. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Philly YIMBY Considers an Alternate Layout for The Frankford at 1120 Frankford Avenue in Fishtown

Earlier this month, Philadelphia YIMBY published a detailed overview of The Frankford, a six-story, 150-unit mixed-use residential and retail development planned at 1120 Frankford Avenue (alternately 1120-36 Frankford Avenue) in Fishtown, Kensington. Designed by BLT Architects and developed by US Construction, the attractive Neo-Idustrial structure will create 7,166 square feet of ground-level retail and 83,372 square feet of residential space, contributing a significant volume of housing stock and a vibrant retail-fronted streetscape to the neighborhood. However, despite the positive impact the proposal promises to deliver, it arguably suffers from a squat, sprawling massing, which was likely crafted as a response to the neighborhood’s unreasonably low height limit. In this publication, YIMBY shares an alternate project layout of our own, which shows how a less restrictive zoning envelope would allow for a more organic relationship to the street, improved unit layouts, creation of new public space, improved pedestrian circulation,and even preservation of a locally beloved mural.

A Detailed Look at the 53-Unit Building Planned at 701 East Girard Avenue in Fishtown, Kensington

Earlier this month, Philadelphia YIMBY visited the site of a four-story, 53-unit apartment building proposed at 701 East Girard Avenue in Fishtown, Kensington. The building, also known under its full address of 701-19 East Girard Avenue, will replace a small strip mall at the northeast corner of East Girard Avenue and East Berks Street. Designed by JKRP Architects and developed by OCF Realty, with OCF Construction as the contractor, the structure will span 58,260 square feet and feature 7,817 square feet of ground-level commercial space, elevator service, a fitness center, bicycle storage, full sprinkling, a 10,999-square-foot green roof, and a 1,855-square-foot roof deck. Permits list the construction cost at $9.3 million. Today we take a closer look at the proposal and its positive impact on the neighborhood, and share schematics for the dome-topped, 17-story hotel proposed at the site in 2014.

Last month, Philadelphia YIMBY shared an overview of The Frankford, a six-story, 150-unit mixed-use residential and retail development proposed at 1120 Frankford Avenue in Fishtown, Kensington. Today we take a closer look at the proposal via building elevations, floor plans, and other detail. Designed by BLT Architects and developed by US Construction, the structure (which is also known under its full address of 1120-36 Frankford Avenue) will span nearly 100,000 feet of space, offering 7,166 square feet of ground-level retail and 83,372 square feet of residential space split between units ranging from studios to two-bedroom apartments, with studios being the predominant variant. The structure will feature two elevators, storage for 50 bicycles, outdoor space for residents (which includes a dog run), a roof deck, and a green roof. No parking spaces will be included. The proposal is still undergoing the Civic Design Review process, so no permits have yet been filed.
