Permits Issued for Six Single-Family Rowhouses at 1403-13 North Marston Street in Brewerytown, Lower North Philadelphia

Permits have been issued for the construction of six three-story, single-family rowhouses at 1403-13 North Marston Street in Brewerytown, Lower North Philadelphia. Also known as Brewerytown Marston Workforce Housing, the attached, contiguous structures will rise from a vacant lot on the east side of the block between Master and Jefferson streets, one property away from Master. Designed by Moto Designshop, each structure will span 1,353 square feet. Permit documentation lists a development team with the Civetta Property Group as the owner, Ruggiero Plante Land Design as the civil engineer, the Ramtin Group as the structural engineer, and Spruce Builders as the contractor.

Construction work is complete at Mount Airy Meadows, an eight-townhouse development at 59-75 East Sharpnack Street in Mount Airy, Northwest Philadelphia. Designed by Ruggiero Plante Land Design, with ANC Builders Inc. as the contractor, each building rises three stories and spans 2,298 square feet. The the buildings share a common rear drive aisle, which is used to access in-building garages. Permits list construction costs of $200,000 per structure, which puts the total project construction cost at $1.6 million.

Completion Nears at 80 East Sharpnack Street in Mount Airy, Northwest Philadelphia

A recent site visit by Philly YIMBY has revealed that construction work is nearing completion at a townhouse complex at 80 East Sharpnack Street in Mount Airy, Northwest Philadelphia. The six attached single-family dwellings are situated along Magnolia Street, although the site’s location at the corner of Sharpnack Street gives the project an address at the latter. Designed by Ruggiero Plante Land Design, with ANC Builders Inc. as the contractor, each building rises three stories tall and spans 2,238 square feet, with a height measuring 38 feet to the main roof and 48 feet to the top of the pilot house. The rowhouses share a common rear drive aisle, which provides access to in-building garages.

Construction Complete at Renaissance Estates in Packer Park, South Philadelphia

Philly YIMBY;s recent site visit has revealed that construction is complete at Renaissance Estates, a low-rise residential development located at 3320 South 20th Street in Packer Park, South Philadelphia. Developed by Mansion Global, the project consists of 14 four-story townhouses with two-car garages, private elevators, and roof decks offering sweeping views of the skyline. The homes will yield at least 3,200 square feet of space, with three bedrooms and three-and-a-half bathrooms.

A recent site visit by Philadelphia YIMBY revealed that a plot of land has been cleared and partially excavated at 2600-40 East Hagert Street in Olde Richmond, Kensington, where an townhouse complex is proposed. The development replaces a large grass lot bound by East Hagert Street to the northeast, Almond Street to the northwest, and East Boston Street to to the southwest. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the project will offer 11 four-story townhouses, each spanning 2,488 square feet. Permits list M.Y.L. Corp. as the owner and Shawn Bullard as the contractor.

Work Stalled at Three-Story Mixed-Use Building Proposed at 1319-23 Schuylkill Avenue in Grays Ferry, South Philadelphia

Philly YIMBY’s recent site visit has revealed an apparently complete work halt at the site of the three-story mixed-use building proposed at 1319-23 Schuylkill Avenue in the Forgotten Bottom section of Grays Ferry in South Philadelphia, near the Schuylkill River waterfront. The structure is planned to rise from a 1,124-square-foot ground footprint and contain 3,275 square feet of interior space, with 1,050 square feet of commercial space in the basement through the first floor and 1,130 and 1,120 square feet per unit for the two residential dwellings on the floors above. The building will be fully sprinkled and will feature a roof deck, which, given the structure’s relatively prominent height, promises to offer sweeping views of the Center City and University City skylines. Permits list Emerald Properties of Phi. [sic] as the owner, Kevin J. O’Neill as the design professional, and Cormac McAller as the contractor. The cost of construction is specified at $425,000.

Foundation Work Progresses at Oxford Row in Fishtown, Kensington

Foundation work is making steady progress at Oxford Row, a townhouse development rising at 1408-18 East Oxford Street in Fishtown, Kensington. Designed by Ambit Architecture, the development will add seven new homes to the neighborhood, each rising four stories tall. A small drive aisle will cut the row into two parts, allowing for access to a small parking lot that will provide spaces for residents.

Although demolition and partial construction permits have been issued, Philly YIMBY’s recent site visit found no signs of ongoing activity at the site of the 34-unit townhouse complex planned at 949 North Marshall Street in Northern Liberties, North Philadelphia. Designed by Gnome Architects, the development will consist of homes each rising four stories tall. Each property will feature roof decks and rear balconies, and two-car garage, creating a total of 68 parking spaces within the development.

Vacant Lot Awaits Construction of 149-Unit Development at 801 North 19th Street in Francisville, North Philadelphia

Philly YIMBY’s recent site visit has revealed no signs of construction at the large, block-sized lot slated for a 149-unit residential development at 801 North 19th Street in Francisville, North Philadelphia. Designed by NORR, the complex will consist of a five-story, 115-unit apartment building as well as 34 three-story townhouses clustered around an interior courtyard and parking lot. The 104,596-square-foot multi-family building will offer units spanning between 498 to 1,004 square feet, an amenity area situated at the fifth floor, and 52 parking spaces in a basement garage.

Renderings have been revealed for a 189-unit mixed-use development planned at 2204-14 East Allegheny Avenue in Port Richmond, Kensington. The bulk of the project will be situated within a new six-story mid-rise building, which will hold 189 residential units across 146,032 square feet of space. A 17,710-square-foot commercial space will be situated on the ground floor along Allegheny Avenue. A group of 70 townhomes will comprise the rest of the block, rising three to four stories tall. Designed by VBC Studio, the complex will include 87 parking spaces, four being ADA compliant, with an additional 69 set aside for the townhomes, with three being ADA compliant.
