Permits have been issued for the construction of a four-story, three-unit residential building at 615 South Third Street in Queen Village, South Philadelphia. The project consists of major renovations to an existing building, which includes a vacant commercial space located on the ground floor. The renovated area will measure 2,905 square feet while the new addition will measure 600 square feet. A roof deck will also be built. Permits list Jianchao Li as the design professional and Christopher Lord as the contractor. Total construction cost is set at $400,000.

Demolition permits have been issued for a three-story prewar rowhouse at 2019 Fitzwater Street in Graduate Hospital, South Philadelphia. The building is part of a block-long ensemble that is seeing an increasing number of recent and upcoming demolitions. Permits list Dan Borkson as the owner and Cider Mill Services Inc. as the contractor. Demolition costs are specified at $25,900.

Renderings Revealed for Life Sciences Building at 1201 Normandy Place in the Navy Yard in South Philadelphia

Renderings have been revealed for a life sciences laboratory building at 1201 Normandy Place in the Navy Yard in South Philadelphia. Designed by DIGSAU and developed by Ensemble Investments and Mosaic Development, the building will rise four stories tall, with a mechanical penthouse on top, and will feature 127,259 square feet of lab space. The ground floor will also hold 2,990 square feet of retail. An off-site garage will hold 58 parking spaces.

YIMBY Observes the Arthaus, The Laurel Rittenhouse, and the Rising Philadelphia Skyline from the Walt Whitman Bridge

A few months ago, during the beginning of spring, Philadelphia YIMBY published a feature that looked at major developments in Center City from the Walt Whitman Bridge. This 378-foot-tall, green-painted suspension bridge was completed in 1957, and has since transported millions of people between Pennsylvania and New Jersey. The bridge span rises 153 feet above the Delaware River, and offers a fantastic view of the skyline to the northwest. The western side connects to the sports complex in South Philadelphia, while the east side joins Gloucester City, NJ. In this new feature, Philadelphia YIMBY presents an updated look at several major developments in the skyline as seen from the bridge.

Permits have been issued for the construction of a 247-unit mixed-use development at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the structure will rise six stories tall. Two large commercial spaces will be located on the ground floor, one at 21st Street and the other at 22nd Street. Amenities will include a roof deck and an underground parking garage for residents. In total, the building will hold 195,131 square feet of space. Construction costs estimated at $40 million.

Structural framework has reached the pinnacle at Southbridge Phase Two, located at 701 South 19th Street in Graduate Hospital, South Philadelphia. The building rises four stories tall and holds seven condo units. Developed by Zatos Investments, the building stands next to Southbridge Condos Phase One, which is bringing six residential units to the market, making for a combined 13 units between the two phases.

Renderings Revealed for 1200 Normandy Place in The Navy Yard, South Philadelphia

Renderings have been revealed for a 611-unit mixed-use development at 1200 Normandy Place in the Navy Yard in South Philadelphia. Designed by DIGSAU and developed by Ensemble Investments and Mosaic Development Partners, the complex will be a huge milestone for the district, which is receiving billions of dollars in investment for the area’s master plan. The project will consist of two adjacent buildings, with a new thoroughfare to be built in between. Building A will hold 265 residential units, which will occupy 384,190 square feet of space. The ground floor will feature 8,617 square feet of commercial space, bringing the total area in the structure to 392,807 square feet of space. Building B will accommodate 346 residential units, which will take up 294,411 square feet. A planned 17,138 square feet of commercial space will be situated on the ground floor, bringing the total to 311,549 square feet. The two buildings will also include parking space for 166 cars and 230 bicycles.

Upon completion, the building will rise three stories tall, with an access structure connecting to a roof deck at the pinnacle. In total, the building will hold 3,200 square feet of space, with construction costs estimated at $350,000. Maher Abdelaal is listed as the project’s design professional, with Clifford Lasky specified as the contractor.

The 26th place on Philadelphia YIMBY’s First Anniversary Countdown, which tallies the 31 most frequently listed article categories over the course of the past year, goes to Graduate Hospital, a neighborhood located in South Philadelphia that aggregated 30 category mentions during the period. The charming, pedestrian-friendly district continues to expand its real estate offerings largely via new low- and mid-rise residential construction. Many of the new buildings target an upmarket clientele and thus feature elaborate, high-end architectural design.

Permits have been issued for the construction of additional single-family homes at Siena Place, a large development underway in Packer Park, South Philadelphia. Though the latest round of permits adds only four more residences, it further enhances a development that has already brought dozens of single-family homes to an untouched land parcel at the far western reaches of the neighborhood. Each of the new buildings will stand three stories tall and will feature access to a private roof deck. A garage will be included with each unit. Construction costs are estimated at $300,000 per home.
