The structure stands on the north side of the block between South 42nd and South 43rd streets, just to the east of its twin at 4253 Sansom Street, which was completed around a year earlier. Designed by Kore Design Architecture, the structure spans 5,613 square feet, which translates to a generous 1,403 square feet per unit. Permits list Northeast Builders LLC as the contractor and specify a construction cost of $400,000.

A recent site visit by Philadelphia YIMBY has noted significant construction progress at a five-story, 40-unit mixed-use building at 4415 Chestnut Street in Spruce Hill, West Philadelphia. Designed by Wulff Architects and developed by Orens Brothers Real Estate, the building will include retail space as well as features such as elevator service, a green roof, full sprinkling, and 14 bicycle spaces. Permits list Orens Development Inc. as the owner and Orens Brothers Inc. as the general contractor. Construction is expected to cost $5.5 million. The structure will be a part of a two-building complex that extends through the block to Ludlow Street to the north, which will total 70 units.

Philly YIMBY’s recent site visit has observed significant construction progress at 3.0 University Place, an eight-story commercial and laboratory development under construction at 4101-23 Market Street in University City, West Philadelphia. Designed by the Sheward Partnership and jointly developed by Silverstein Properties, Cantor Fitzgerald, and University Place Associates, University Place 3.0 will offer 250,000 square feet of Class A office and lab space, which will provide a significant boost to the neighborhood’s rapidly-growing medical services industry, while ground-level retail space will liven up the pedestrian experience.

A recent site visit by Philly YIMBY has discovered that demolition work has not yet started at the site of a proposed seven-story, 63-unit mixed-use development at 26 South 42nd Street in Spruce Hill, West Philadelphia. The project will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the structure will span 56,664 square feet and will include 4,828 square feet of retail. The building will provide parking for 42 bicycles well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and specify a construction cost of $6.8 million.

Also known as 4211-13 Chestnut Street, the project replaces a vacant lot, a single-story commercial structure, and a parking lot on the north side of Chestnut Street between South 42nd and South 43rd streets, on the western side of greater University City. The new building will span 68,210 square feet and feature a shared roof deck and a parking garage. Permits list 4211 Chestnut LLC as the contractor and indicate a construction cost of $4 million.
