Construction work is making steady progress on the nine-story-tall, 108-unit mixed-use building at 545 North Broad Street in PoplarNorth Philadelphia. Designed by CANNOdesign, the new building will yield a total of 152,635 square feet of space, including 11,130 square feet of commercial space on the ground floor, with residential units above. The project will include parking for 31 cars and 50 parking bicycles. Construction costs are listed at $20 million.

Renovation Underway at 2501 Oakford Street in Grays Ferry, South Philadelphia

Renovation work has made significant progress at the renovation of a former clothing factory and warehouse at 2501 Oakford Street in Grays Ferry, South Philadelphia. Designed by Stanev Potts Architects, the project adds a fifth floor to the hulking, dilapidated four-story structure and converts the interior into 54 residences and artist studios. The 8,397-square foot addition will boost the 52,420-square-foot structure to a total of 60,817 million, at a cost of $8.5 million in construction work. Permits list 25th and Oakford LLC as the owner and Reed Street Builders LLC as the contractor. Philly YIMBY’s recent site visit has revealed that significant progress has been made on the renovation, and the structure appears on track toward completion some time this or next year.

University City, the central hub of West Philadelphia, is teeming with new under-construction developments. Of these, one of the most significant is the 361-foot-tall, 28-story mixed-use tower currently rising at 3025 John F. Kennedy Boulevard. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the building will span a total of 559,583 square feet of interior space, combining commercial space on the lower floors with 326 residential floors situated above. Today YIMBY looks at imagery of the development’s proposed amenity space, both indoor and outdoor.

Work Stalled at Three-Story Mixed-Use Building Proposed at 1319-23 Schuylkill Avenue in Grays Ferry, South Philadelphia

Philly YIMBY’s recent site visit has revealed an apparently complete work halt at the site of the three-story mixed-use building proposed at 1319-23 Schuylkill Avenue in the Forgotten Bottom section of Grays Ferry in South Philadelphia, near the Schuylkill River waterfront. The structure is planned to rise from a 1,124-square-foot ground footprint and contain 3,275 square feet of interior space, with 1,050 square feet of commercial space in the basement through the first floor and 1,130 and 1,120 square feet per unit for the two residential dwellings on the floors above. The building will be fully sprinkled and will feature a roof deck, which, given the structure’s relatively prominent height, promises to offer sweeping views of the Center City and University City skylines. Permits list Emerald Properties of Phi. [sic] as the owner, Kevin J. O’Neill as the design professional, and Cormac McAller as the contractor. The cost of construction is specified at $425,000.

A new data science building at 3317-33 Chestnut Street in University CityWest Philadelphia, is going before the Civic Design Review. Designed by Lake | Flato, with KSS Architects as the architect of record, the building, called Amy Gutmann Hall, will stand six stories tall upon completion and will span a large footprint. The development will yield 115,954 square feet of space and feature academic space, with the four uppermost floors set to be occupied by research centers. A total of 29 parking spaces will also be included within the project, situated underground.
