Construction Complete at The Maven in Francisville, Lower North Philadelphia

A recent site visit has revealed the completion of construction at The Maven, a 28-unit rental mixed-use development at 1533 Ridge Avenue in Francisville (alternately Fairmount), Lower North Philadelphia. Designed by CANNOdesign and developed by Khosla Properties, the 23,665-square-foot project offers commercial space on the ground floor and residences consisting of studios, one-bedroom, and two-bedroom apartments. Tester Construction is the development’s general contractor. Permits list construction costs at $3.9 million.

In August 2020, YIMBY reported that permits had been filed for a three-story, single-family rowhouse at 187 West Norris Street in Norris Square. Since that time, construction has been completed on the project. The structure replaces a vacant lot on the north side of the block between West Hancock and Palethorp streets. Designed by RKM Architects, the building spans 3,105 square feet (as per the permit) and features three bedrooms, five bathrooms, a basement, and a roof deck. Permits list Point Builders Design Concepts as the contractor.

A recent site visit by Philadelphia YIMBY has confirmed that construction work is almost entirely complete at 2045 Lofts, a four-story, 18-unit mixed-use building at 2045 North 2nd Street in Norris Square. The property is situated on the east side of the block between West Norris and Diamond streets, around one short block to the southwest of Norris Square Park. Designed by Vincent Mancini, the structure spans 23,597 square feet and features ground-floor commercial space and elevator service. Permits list Green Tree Group Contracting as the contractor and a construction cost of $3.8 million.

Construction work is complete at Mount Airy Meadows, an eight-townhouse development at 59-75 East Sharpnack Street in Mount Airy, Northwest Philadelphia. Designed by Ruggiero Plante Land Design, with ANC Builders Inc. as the contractor, each building rises three stories and spans 2,298 square feet. The the buildings share a common rear drive aisle, which is used to access in-building garages. Permits list construction costs of $200,000 per structure, which puts the total project construction cost at $1.6 million.
