In August 2020, Philly YIMBY reported that a zoning permit has been filed for the construction of a three-story single-family rowhouse at 539 West Berks Street near Temple University in North Philadelphia East. More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area. Permits list V2 Properties Entity 6 LL as the owner, Plato Marinakos as the design professional, and V2 Properties Construction Management LLC as the contractor.

Construction has been complete at a three-story, single-family rowhouse at 1831 South 4th Street in Wharton, South Philadelphia, as revealed by Philly YIMBY’s recent site visit. The structure replaces a vacant site at the northeast corner of Sough 4th and Sigel streets and includes a cellar and a roof deck, which likely offers open vistas due to the building’s relatively prominent height. Permits list Enam Abazi as the owner and Gezim Kupa as the contractor. The construction cost is specified at $120,000.

Riverwalk, also known as Riverwalk Philly, is a mixed-use development that rises at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project is situated by the Schuylkill River waterfront consists of two high-rises that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the 362-foot-tall, 32-story, 380-unit south tower is still under construction. Six Residential Buildings Complete at 2141 through 2153 Cross Street in Point Breeze, South Philadelphia

As Philadelphia’s ongoing renaissance is generating new growth throughout centrally located neighborhoods, the development boom is spreading to adjacent communities that have long been neglected by real estate developers. A prime example of this phenomenon may be found at the 2100 block of Cross Street in the Point Breeze neighborhood in South Philadelphia. In the past few years, the narrow and seemingly nondescript street, with a roadway measuring just around 14 feet wide, has seen a major influx of new development, both in the form of ground-up construction and vertical additions to existing buildings. YIMBY’s recent site visit has revealed that, over the course of the past year or so, construction has been completed at a back-to-back series of structures spanning from 2141 through 2153 Cross Street, undertaken by two different sets of developers and contractors. The buildings offer a total of eight residential units as well as retail space.

In August 2020, YIMBY reported that permits have been filed for a single-story vertical extension to a single-family prewar rowhouse at 1830 Dickinson Street in Point Breeze, South Philadelphia. Our recent check-in at the site has revealed that construction has since been completed, and the five-bedroom, four-bathroom property has been sold for $550,000 in November of last year. Permits show Travertine Development LL [sic] as the owner and Marlon F. Travis as the contractor. Construction costs are listed at $60,000.
