2012 Chestnut Street Goes To Civic Design Review In Rittenhouse Square, Center City

A high-rise development located at 2012 Chestnut Street in Rittenhouse Square, Center City, is going to the Civic Design Review. Designed by JKRP Architects, the building will stand 14 stories tall, a significant height, although likely not notable enough to make for a notable skyline addition. The ground floor will hold 3,200 square feet of commercial space, adding a sizable retail addition to Chestnut. Above, there will be 156 residential units, down from the original 162. A roof deck will be situated at the top of the structure.

Construction of 14-Story Tower Anticipated at 2012 Chestnut Street in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit revealed no signs of demolition nor construction work at 2012 Chestnut Street in Rittenhouse Square, Center City, the site of a proposed 14-story residential tower. Designed by JKRP Architects and developed by the Philadelphia Housing Authority (also the owner) and Alterra Property Group, the building, also known under its full address of 2012-14 Chestnut Street, will feature 162 residential units, of which 130 would run at market rate and another 32 would be classified as “workhouse housing.” The plan also includes around 4,500 square feet of retail space on the ground floor.

Excavation Underway at Edgewater Apartments at 230 North 23rd Street in Logan Square, Center City

Philadelphia YIMBY’s recent site visit has revealed that excavation is currently in progress at Edgewater Apartments, a seven-story, 180-unit residential building at 230 North 23rd Street in Logan Square, Center City. Designed by JKRP Architects, the 145,473-square-foot complex will rise 83 feet and seven stories with homes ranging from studios to two bedrooms.

Permits Issued for 76-Unit Building at 4701-15 Kingsessing Avenue in Squirrel Hill, West Philadelphia

Permits have been issued for the construction of a four-story, 76-unit multi-family building located at 4701-15 Kingsessing Avenue in Squirrel HillWest Philadelphia. Designed by JKRP Architects, the development will include 55 parking spaces, two of which will be ADA accessible and van accessible, as well as one reserved for car sharing. These will be added to a lot already containing 21 spaces. The project will also include 26 bicycle spaces.

An In-Depth Look at 488-Unit Mixed-Use Complex Planned at 700-30 North Delaware Avenue in Northern Liberties

Last month, Philly YIMBY visited the site of a half-million-square-foot, 488-unit mixed-use complex planned at 700-30 North Delaware Avenue on the Delaware River waterfront in Northern Liberties, North Philadelphia. Designed by JKRP Architects, the complex will consist of two seven-story buildings, one spanning the east half of the lot at 700-30 North Delaware Avenue and another to the west at 711-35 North Front Street, with a retail-fronted pedestrian promenade between the two offering public space. While our recent site visit focused on the progress (or lack thereof) at the location, today we dig deeper into the design, its advantages, pitfalls, and still-extant opportunities for further improvement.
