The 21st place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 315-foot-tall, 24-story tower proposed at 300 North Christopher Columbus Boulevard in Northern Liberties. Designed by Handel Architects and developed by The Durst Organization, the 316-foot-tall tower will feature 10,094 square feet of ground-level retail as well as a new public park as part of the development. The site is located on the Delaware River waterfront a block to the north of the Benjamin Franklin Bridge, on the border between Northern Liberties to the north and Old City to the south.

An In-Depth Look at 488-Unit Mixed-Use Complex Planned at 700-30 North Delaware Avenue in Northern Liberties

Last month, Philly YIMBY visited the site of a half-million-square-foot, 488-unit mixed-use complex planned at 700-30 North Delaware Avenue on the Delaware River waterfront in Northern Liberties, North Philadelphia. Designed by JKRP Architects, the complex will consist of two seven-story buildings, one spanning the east half of the lot at 700-30 North Delaware Avenue and another to the west at 711-35 North Front Street, with a retail-fronted pedestrian promenade between the two offering public space. While our recent site visit focused on the progress (or lack thereof) at the location, today we dig deeper into the design, its advantages, pitfalls, and still-extant opportunities for further improvement.

Permits Issued for 404-Unit Development at 650 Fairmount Avenue in Northern Liberties, North Philadelphia

Permits have been issued for the construction of a massive multi-family development planned at 650 Fairmount Avenue in Northern Liberties, North Philadelphia. Designed by ISA Architects, the complex will contain a total of 407 residential units, 60 of which will be affordable, situated within two large apartment buildings and a series of townhouses. The apartment buildings will each rise six stories tall. The first will hold 231,346 square feet of interior space with 207 residences and a roof deck, and will cost $17.6 million to build. The second building offer 90 units, with 97,475 square feet of interior space and a construction cost estimated at $7.1 million. Also included in the development will be 21 single-family homes, 28 duplexes, and 10 triplexes, all available for sale. The complex will offer parking for 221 cars and 111 bicycles.

Site Awaits Construction of 18-Story Building at 619 North Broad Street in Poplar, Lower North Philadelphia

The 26th place on Philly YIMBY’s December 2021 Development Countdown goes to the 275-foot-tall, 19-story residential tower proposed at 619 North Broad Street in Poplar, Lower North Philadelphia. Designed by Varenhorst for KFA Investment, the development is proposed on the east side of Broad Street, between Mount Vernon and Wallace streets. No permits have yet been filed, and our recent site visit did not find any signs of ongoing construction activity.

Demolition Imminent at Site of 23-Story Tower Proposed at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia

The 27th place on Philly YIMBY’s December 2021 Development Countdown goes to the 260-foot-tall, 23-story residential tower planned at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. The development will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will offer 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Although demolition permits have recently been filed, our recent site visit that demolition has not yet begun.
