YIMBY Tours the 39th Floor of Arthaus at 311 South Broad Street in Washington Square West, Center City

Shortly after the tour of the 18th floor of Arthaus featuring completed units, Philadelphia YIMBY went on another excursion that looked at the fantastic views from the skyscraper. The 542-foot-tall, 108-unit condominium tower is located at 311 South Broad Street in the Washington Square West neighborhood of Center City, directly to the east of the Kimmel Center. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, the 47-story building features bright, high-quality exterior materials and open and luxurious interiors.

Steel Erection Continues Atop the Arthaus in Washington Square West, Center City

Since Arthaus at 311 South Broad Street in Center City topped its concrete structure, the pinnacle of the building has seen much construction activity as steel at the parapet continues to rise, nearing its final height of 542 feet. The 47-story tower is designed by Kohn Pedersen Fox, a firm behind well-known structures such as 30 Hudson Yards and One Vanderbilt in New York City, and the Mellon Bank Center at 1735 Market Street. The developer, Dranoff Properties, owns many properties around the city, such as Symphony House and a future residential building at 337 South Broad Street.

Site Cleared at 204 South 12th Street in Washington Square West, Center City

Demolition work has been finished at 204 South 12th Street in Washington Square West, Center City, and a recent site visit observed an uptick in activity after a period of pause. Designed by BLT Architects, the tower will rise 32 stories tall and make a meaningful impact on the Philadelphia skyline. The development will hold 448 residential units, occupying 340,253 square feet of space and bringing significant density to the property. The project will also include 39,999 square feet of retail space, creating a significant commercial presence on 12th Street, and 68 underground parking spaces in a 41,380-square-foot garage.

Site Prep Activity Spotted at 316-20 South 11th Street in Washington Square West, Center City

Site prep activity has been spotted at 316-20 South 11th Street in Washington Square West, Center City. Nine townhomes are expected at the site. The project involves the demolition of an existing three-story parking garage. Demolition permits were issued in late January, so progress has been relatively slow since that time.

Arthaus Nears Top of Parapet in Washington Square West, Center City

The Arthaus condominium under construction at 311 South Broad Street in Center City is nearing the very top of the parapet, which will stand at at an impressive height of 542 feet. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, the 45-story skyscraper features a bright and modern design. The tower will include 107 units and amenity and retail space on the first four floors, along with green roofs at the top of the podium and at the roof. The building’s design is perfect for the Philadelphia skyline as the tower keeps a blocky profile while changing form as it steps up to a square crown, with the metal cladding thickening around the edges as it opens up on the glass faces to have thinner metal run vertical up the tower with spaces dividing the rows.

Rendering Revealed for 1134 Pine Street in Washington Square West, Center City

A rendering has been revealed for a mixed-use renovation situated at 1134 Pine Street in Washington Square West, Center City. The project will involve the renovation of an existing four-story structure. A commercial space will be situated on the ground floor. Above, the building will feature six residential units on the upper three floors. Zoubek Properties is the developer for the project.

1101 Walnut Street via Civic Design Review

Demolition work has commenced on the many properties at the site of the high-rise proposed at 1101 Walnut Street in Washington Square West, Center City. The future structure will rise to a height of 259 feet and 23 stories. Designed by JKRP Architects and developed by ARD 1105 Walnut LLC and LD Investment Partners LLC, the tower will feature 111 residential units nearly 6,000 square feet of retail at the ground floor. The building will rise directly across a helipad on top of a Jefferson Health property, which had lowered the height of the 12th and Sansom proposal nearby.

Permits Issued for a Five-Unit Renovation at 1015 Clinton Street in Washington Square West, Center City

Permits have been issued for a five-unit renovation of a historic house at 1015 Clinton Street in Washington Square West, Center City. The existing building holds a total of 4,495 square feet, a large amount of space for a single-family dwelling, so a five-unit multi-family conversion is logical. Barry Magarick and Rochelle H/W are the listed owners. Construction costs are estimated at $700,000.

542-Foot Tall Arthaus Tops Out in Washington Square West, Center City

The concrete structure at the Arthaus condominium at 311 South Broad Street has officially topped out on February 12th, when the last bucket of concrete was lifted to the pinnacle. A celebratory ceremony was held on that day, as work continued on the 542-foot-tall, 47-story tower, located in Washington Square West in south Center City. The skyscraper will house 108 residential units, along with retail situated on the first four floors. The project is developed by Dranoff Properties, which had acquired the site in 2013 with the intent of constructing the SLS International Hotel. Eugene Kohn of Kohn Pedersen Fox has been the lead designer since the earliest stages, when the development was still planned as a hotel.

Arthaus Close to Topping Out at South Broad Street in Center City

Topping out appears imminent at Arthaus, a 542-foot-tall, 47-story tower rising at 311 South Broad Street in Center City, a few blocks to the south of City Hall. The project’s height is remarkable for the area and the building already stands high above the surroundings. The tower will have 107 units, with the lower four floors designated for amenity, retail, and parking space. The tower is designed by the renowned architecture firm Kohn Pedersen Fox, which also designed the one of the city’s tallest buildings, the BNY Mellon Center at 1735 Market Street. Developer Dranoff Properties is also behind the 375-foot-tall, 163-unit Symphony House, completed a block south at 1414 Pine Street in 2007.
