A recent site visit by Philly YIMBY has confirmed the completion of The Vienna, a five-story, 26-unit rental apartment building at 1539 North 26th Street in Brewerytown, North Philadelphia. The structure rises on the east side of the block between Jefferson Street and West Oxford Street. Designed by KCA Design Associates and developed by Design Pro Development, with GRIT Construction as the contractor, the structure spans 29,042 square feet and features ground-level retail as well as residential amenities such as parking, a fitness center, and a roof deck. Permits list a construction cost of $4 million.

Permits have been issued for the construction of a mixed-use development at 3314 Fairmount Avenue in Mantua, West Philadelphia. Designed by KCA Design Associates, the new building will stand six stories tall, with multiple commercial spaces on the ground floor. The remainder of the building will hold 90 residential units, all apartments. There will also be 16 parking spaces included within the structure. In total, there will be 82,764 square feet of space, and construction costs are estimated at $12 million.

Permits Issued for Six-Unit Building at 623 North 52nd Street in Mill Creek, West Philadelphia

Permits have been issued for the construction of a three-story, six-unit apartment building at 623 North 52nd Street in Mill Creek, West Philadelphia. The structure will rise from a vacant lot situated on the east side of the block between Wyalusing and Girard avenues and will span a footprint of 1,839 square feet. The planned interior area of 6,835 square feet translates to a relatively generous average of just over 1,100 square feet per unit. The attached structure of type VB construction will feature a cellar and roof decks, which will likely offer sweeping skyline views due to the building’s future prominence. Permits list Nicholas Coulter of KCA Design Associates as the architect and a construction cost of $833,000.

The development will replace a vacant site on the west side of the street, located just to the north of the intersection of North 2nd and West York streets. The attached structure will span a footprint of 1,564 square feet, and its planned 6,256-square-foot interior yields an average of just over 1,000 square feet per unit. The development will feature a cellar and roof decks. Permits list 2406 N 2nd Street LLC as the owner, Nicholas Coulter of KCA Design Associates as the architect, and 3L Homes LLC as the contractor. Permits have been issued for the construction of a 150-unit mixed-use building at 2400-12 East Huntingdon Street (also known as 2400 East Huntingdon Street) in Olde Richmond, Kensington. Designed by KCA Design Associates, the building will rise seven stories tall, a height that was permitted via a zoning bonus for the inclusion of a fresh food market on the ground floor. An industrial-commercial space will also be located in the ground floor. Apartments will be situated on floors two through seven. In total, the structure will hold 122,500 square feet of space. An underground garage will hold 45 parking spaces, with three to be ADA compliant, and three more reserved for electric vehicles. The development will also include 50 bicycle spaces. Construction costs are estimated at $18 million.
