Permits have been issued for the construction of a mixed-use development at 3314 Fairmount Avenue in Mantua, West Philadelphia. Designed by KCA Design Associates, the new building will stand six stories tall, with multiple commercial spaces on the ground floor. The remainder of the building will hold 90 residential units, all apartments. There will also be 16 parking spaces included within the structure. In total, there will be 82,764 square feet of space, and construction costs are estimated at $12 million.

Permits have been issued for the construction of a three-story, six-unit apartment building at 623 North 52nd Street in Mill Creek, West Philadelphia. The structure will rise from a vacant lot situated on the east side of the block between Wyalusing and Girard avenues and will span a footprint of 1,839 square feet. The planned interior area of 6,835 square feet translates to a relatively generous average of just over 1,100 square feet per unit. The attached structure of type VB construction will feature a cellar and roof decks, which will likely offer sweeping skyline views due to the building’s future prominence. Permits list Nicholas Coulter of KCA Design Associates as the architect and a construction cost of $833,000.

The development will replace a vacant site on the west side of the street, located just to the north of the intersection of North 2nd and West York streets. The attached structure will span a footprint of 1,564 square feet, and its planned 6,256-square-foot interior yields an average of just over 1,000 square feet per unit. The development will feature a cellar and roof decks. Permits list 2406 N 2nd Street LLC as the owner, Nicholas Coulter of KCA Design Associates as the architect, and 3L Homes LLC as the contractor. The structure will rise at the northwest corner of Front and Norris streets, replacing a dilapidated and boarded-up three-story prewar building. The development will offer 22,992 square feet of interior space, which will include a commercial component. Features include full sprinkling and a roof deck, which will likely offer sweeping skyline views due to the structure’s relative prominence. Permits list Dr. Jerry Ginsberg as the owner, KCA Design Associates as the architect, and Tota Builders, Inc. [sic] as the contractor. Construction costs are specified at $710,000.

Designed by KCA Design Associates, the development will hold 92,432 square feet of interior space, of which 2,500 square feet will be ground-level retail, and will include a ground-level garage with space for 34 cars and 30 bicycles. The building will rise on the southwest corner of Rhawn Street and Rockwell Avenue, across from the Fox Chase Station of the SEPTA Regional Rail. Permits list Fortify Construction Management LLC as the contractor. The projected cost of construction work is $8 million.

Today we take a closer look at the development, which will rise across from the Fox Chase Station of the SEPTA Regional Rail. Permits have been issued for the construction of a 150-unit mixed-use building at 2400-12 East Huntingdon Street (also known as 2400 East Huntingdon Street) in Olde Richmond, Kensington. Designed by KCA Design Associates, the building will rise seven stories tall, a height that was permitted via a zoning bonus for the inclusion of a fresh food market on the ground floor. An industrial-commercial space will also be located in the ground floor. Apartments will be situated on floors two through seven. In total, the structure will hold 122,500 square feet of space. An underground garage will hold 45 parking spaces, with three to be ADA compliant, and three more reserved for electric vehicles. The development will also include 50 bicycle spaces. Construction costs are estimated at $18 million.

Construction Anticipated for Multi-Family Building at 408-10 North Front Street in Northern Liberties, North Philadelphia

Although permits for a multi-family building were issued nearly a year ago, in December 2020, construction has yet to begin at a multi-family building planned at 408-10 North Front Street in Northern Liberties, North Philadelphia. YIMBY’s recent site visit revealed no construction activity at the location, although it also offered a glimpse at the rapidly growing development in the immediate vicinity. Permits for the site list 1833 Realty LLC as the owner.
