Four-Story, 86-Unit Residential Building Planned at 448-56 Rhawn Street in Fox Chase, Northeast Philadelphia

A four-story, 86-unit residential building has been proposed at 448-56 Rhawn Street (aka 448-456 Rhawn Street) in Fox Chase, Northeast Philadelphia. Designed by KCA Design Associates, the development will rise on the southwest corner of Rhawn Street and Rockwell Avenue, across from the Fox Chase Station of the SEPTA Regional Rail. The structure will hold 77,776 square feet of interior space, of which 2,500 square feet will be allocated to ground-level retail space. The development will include a ground-level garage with space for 48 cars and 30 bicycles.

Permits Issued for 150-Unit Mixed-Use Building at 2400-12 East Huntingdon Street in Olde Richmond, Kensington

Permits have been issued for the construction of a 150-unit mixed-use building at 2400-12 East Huntingdon Street (also known as 2400 East Huntingdon Street) in Olde Richmond, Kensington. Designed by KCA Design Associates, the building will rise seven stories tall, a height that was permitted via a zoning bonus for the inclusion of a fresh food market on the ground floor. An industrial-commercial space will also be located in the ground floor. Apartments will be situated on floors two through seven. In total, the structure will hold 122,500 square feet of space. An underground garage will hold 45 parking spaces, with three to be ADA compliant, and three more reserved for electric vehicles. The development will also include 50 bicycle spaces. Construction costs are estimated at $18 million.

Construction Anticipated for Multi-Family Building at 408-10 North Front Street in Northern Liberties, North Philadelphia

Although permits for a multi-family building were issued nearly a year ago, in December 2020, construction has yet to begin at a multi-family building planned at 408-10 North Front Street in Northern Liberties, North Philadelphia. YIMBY’s recent site visit revealed no construction activity at the location, although it also offered a glimpse at the rapidly growing development in the immediate vicinity. Permits for the site list 1833 Realty LLC as the owner.

Permits Issued for 14-Unit Building at 2500 North Mascher Street in West Kensington

The ongoing urban revival continues in West Kensington with a permit issue for a four-story, 14-unit residential building at 2500 North Mascher Street. The development will replace a vacant lot at the northwest corner of North Mascher and West Cumberland streets, and will likely extend across the block to Mutter Street to the west. The building will span a 2,867-square-foot ground footprint and hold 14,337 square feet of interior space, which averages to just over 1,000 square feet per typical unit. The project will feature a cellar, full sprinkling, and roof decks, which promise sweeping skyline vistas due to the building’s prominence above the surroundings. Permits list Laurie Korbin and Erika D. Millman-White as owners, Nicholas Coluter of KCA Design Associates as the design professional, and LNHA New Homes LLC as the contractor. Construction costs are stated at $1.5 million.

Permits have been issued for the construction of a pair of multi-family buildings at 2125 East Norris Street in Fishtown, Kensington. Upon completion, both buildings will rise three stories tall. Each will feature a roof deck. There will be four residential units within each building, for a combined total of eight units. Each structure will hold 4,672 square feet of space, with construction costs estimated at $465,000 each. KCA Design Associates is listed as the project’s design professional, with City Suburban Home Builders LLC acting as the contractor.

Renderings have been revealed for a two-building, 104-unit multi-family development proposed at 1631 South 52nd Street in Kingsessing, Southwest Philadelphia. Building A will hold 40 residential units, with 28,660 square feet of space will be reserved for residential space and an additional 14,330 square feet for amenity, circulation, and building support space. Building B, will include 64 residential units, with 70,288 square feet of residential space and 30,000 square feet of amenity, circulation, and building support space. Designed by KCA Design Associates, the development will also include 46 parking spaces, with two set to be ADA accessible, two reserved for car share spaces, three for electric vehicles and one to be used as a loading space. Each building will also include 13 bike spaces for a total of 26. The structures will each stand five stories tall.

The structure will replace a vehicle maintenance facility located at the northeast corner of Diamond Street and North Philip Street. The structure will rise from a 2,304-square-foot footprint and will contain 11,520 square feet of floor space. Permits list Blackrock Capital LLC as the owner, Nicholas Coulter of KCA Design Associates, LLC as the architect, and Adam Pearlman as the contractor. Construction is expected to cost $800,000.
