Foundation Work Begins at 139 North 23rd Street in Logan Square, Center City

Philadelphia YIMBY’s recent site visit has confirmed that foundation work has started for a four-story, 115-unit residential building at 139 North 23rd Street in Logan SquareCenter City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also specified as the contractor), the building will span a 43,590-square-foot ground footprint and contain 122,576 square feet of interior space, and will feature full sprinkling, a green roof accessible to residents, as well as an underground garage with space for 42 cars. The development team was permitted to include the current unit count via green roof and mixed-income density bonuses. Construction costs are specified at $35 million.

The concrete structure is nearly topped out at One Cathedral Square, a 244-foot-tall, 23-story residential rising at 1701 Race Street in Logan Square, Center City, a block south of from the Vine Street Expressway. Designed by Solomon Cordwell Buenz and developed by the Archdiocese of Philadelphia and the Exeter Property Group, with the Hunter Roberts Construction Group as the contractor, the building is part of Cathedral Square, a block-spanning development that will also include the 470-foot-tall Two Cathedral Square tower.

Parking Lot Awaits Possible Million-Square-Foot Development at 1443-49 Cherry Street in Logan Square, Center City

Developer Parkway Corporation is seeking to redevelop a block-spanning, 53,568-square-foot parking lot at 1443-49 Cherry Street in Logan Square, Center City. The developer’s “opportunities” page states that the site is currently available for development and can support 642,816 square feet of buildable space at a floor-to-area ratio of 12:1, or whopping 1,071,360 square feet at an FAR of 20. Discounting any potentially applicable height limits, the site is theoretically capable of housing a skyscraper that rises well over 50 stories, a podium with ample retail space, and still have enough leftover room for a public plaza and/or promenade.

The 28th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to 20th + Arch, a 260-foot-tall, 15-story office tower planned at 2000-24 Arch Street (also known as 2020-2024 Arch Street) in Center City West. Designed by L2P and developed by the Parkway Corporation (alternately Parkway Commercial Properties), the building would replace a parking lot that spans the eastern part of the block between North 20th and North 21st streets. And though we have first reported on the tower over a year ago, no permits have yet been filed for the development and our recent site visit revealed no demolition nor construction activity at the still-operational parking lot.
