Cladding Nears Completion at One Cathedral Square in Logan Square, Center City

The first phase of the two-tower Cathedral Square project is well underway as it is nearing exterior completion. Designed by Solomon Cordwell Buenz and developed by Exeter Development Group and the Archdiocese of Philadelphia, One Cathedral Square at 1701 Race Street rises near the Cathedral Basilica of Saints Peter and Paul in Logan Square, Center City. The glass and concrete tower stands 245 feet and 23 stories tall. Just to the north, the large parking lot will be transformed into a second tower, which will stand 470 feet tall.

Construction Rises Above Ground at 139 North 23rd Street in Logan Square, Center City

Construction work is making steady progress at 139 North 23rd Street, a large multi-family development in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by PMC Property Group, the building will rise four stories tall and hold 115 apartments. Green roof and mixed-income bonuses allowed the project to reach its full density, which total 122,576 square feet. A below-grade garage will bring space for 42 vehicles. In total, permits estimate construction to cost $35 million.

YIMBY Shares Rental Unit Layouts at Riverwalk at 60 North 23rd Street in Center City West

In a recent publication, Philadelphia YIMBY shared an overview of Riverwalk, also known as Riverwalk Philly, a mixed-use development at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project consists of two towers that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the slightly larger, 362-foot-tall, 32-story, 380-unit Riverwalk South is still under construction. Recently, Philadelphia YIMBY published an overview of Riverwalk, also known as Riverwalk Philly, a rental complex at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the development consists of two high-rise buildings that will offer a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the slightly larger, 362-foot-tall, 32-story, 380-unit Riverwalk South is still under construction. Residential Conversion Complete at The Terrace on 18th at 1776 Benjamin Franklin Parkway in Logan Square, Center City

A recent site visit by Philadelphia YIMBY revealed that residential conversion work appears to be complete at The Terrace on 18th at 1776 Benjamin Franklin Parkway in Logan Square, Center City. The 267-foot-tall, 27-story high-rise was built in 1964 and previously known as Embassy Suites Philadelphia Center City. The development was gradually overhauled over the course of the past year from hotel into a 288-unit rental apartment building, and upon our site visit the development appeared as complete, with no visible of signs of construction remaining. The Pearl Properties website indicates that the building is currently available for lease.

Cladding Rises Neatly Halfway at One Cathedral Square at 1701 Race Street in Logan Square, Center City

Philadelphia YIMBY readers may have noticed an increase in recent coverage of One Cathedral Square, a 244-foot-tall, 23-story condominium that currently stands nearly topped out at 1701 Race Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Exeter Property Group and the Archdiocese of Philadelphia, with Hunter Roberts Construction Group as the contractor, the building will span 251,779 square feet of interior space and feature 273 condo residences, as well as ground-level retail space and landscaping, and incur a construction cost of $86 million. YIMBY ranked the structure at the 30th place on our December 2021 Development Countdown at the start of this month, and followed up with a report showing the building in greater detail two weeks later. With the month (and the year) wrapping to a close, we yet again have more progress to share, as, since the last update, the tower has added its prominent top floor as well as more glass on the exterior.

The 6th Place on Philly YIMBY’s December Countdown Goes to Two Cathedral Square, 227 North 18th Street in Logan Square, Center City

The 6th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to Two Cathedral Square, a 470-foot-tall, 34-story mixed-use commercial and residential tower proposed at 227 North 18th Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by EQT Exeter, with Studio Bryan Hanes behind the landscape design, the 700,000-square-foot-plus building is part of Cathedral Square, a redevelopment master plan for the block-sized archdiocesan campus around the iconic Cathedral Basilica of Saints Peter and Paul. The building will offer 450,000 square feet of office space on floors two through 14. Luxury residential space will span 250,000 square feet on floors 15 through 34. The ground level will feature 4,500 square feet of retail. The development will also include parking for 200 cars as well as a bicycle storage room. The building will be serviced by eight office elevators, two residential elevators, a freight elevator, and a swing passenger-freight elevator within the residential component.

Excavation Underway at Edgewater Apartments at 230 North 23rd Street in Logan Square, Center City

Philadelphia YIMBY’s recent site visit has revealed that excavation is currently in progress at Edgewater Apartments, a seven-story, 180-unit residential building at 230 North 23rd Street in Logan Square, Center City. Designed by JKRP Architects, the 145,473-square-foot complex will rise 83 feet and seven stories with homes ranging from studios to two bedrooms.

Foundation Work Begins at 139 North 23rd Street in Logan Square, Center City

Philadelphia YIMBY’s recent site visit has confirmed that foundation work has started for a four-story, 115-unit residential building at 139 North 23rd Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also specified as the contractor), the building will span a 43,590-square-foot ground footprint and contain 122,576 square feet of interior space, and will feature full sprinkling, a green roof accessible to residents, as well as an underground garage with space for 42 cars. The development team was permitted to include the current unit count via green roof and mixed-income density bonuses. Construction costs are specified at $35 million.
