In-Depth Look at East Market Phase 3, a Two-Tower Complex Underway at 1101-53 Chestnut Street in Market East, Center City

In the late 1980s, in rapid succession, a series of skyscrapers broke through the long-held “Gentlemen’s Agreement” that unofficially restricted Philadelphia’s buildings from rising above the 548-foot-tall pinnacle of City Hall, creating the now-iconic skyline of Center City. While the skyscraper cluster transformed the area to the west of City Hall, the Market East district to the east continues to lag behind in terms of an imposing skyline. However, East Market Phase 3, developed by National Real Estate Development as part of the East Market complex and currently under construction at 1101-53 Chestnut Street, will boost the local skyline with a pair of towers rising 364 and 288 feet tall. The buildings will bring one million square feet of medical office, residential, and retail space to the neighborhood, and add a sizable public plaza. Today we take a detailed look at the transformative project.

Looking at the PNB Building at One South Broad Street in Center City

The PNB Building at One South Broad Street in Center City was originally built as a massive addition to the Wanamaker’s at 1300 Market Street, just to the west of the department store. The building was originally called the Lincoln-Liberty Building, though today the structure is known as One South Broad. The 465,000-square-foot building stands 28 stories tall and rises to a height of 478 feet. The tower was designed by John Torrey Windrim, who also designed the Franklin Institute, which was completed in 1934. The building features a wide profile from the east and west and a setbacked crown that steps up to a bell tower that holds the 17-ton Founder’s Bell. The tower’ cornerstone was placed on October 1, 1931, shortly before the nearby Wanamaker Men’s Store opened over a week later on October 12, 1932.

Completion Nears at Seven Tower Bridge Office Complex in Conshohocken

Completion of construction is approaching rapidly at Seven Tower Bridge, a large office development situated by the Schuylkill River in Conshohocken, northwest of Philadelphia. The main tower stands 14 stories tall, holds 250,000 square feet of office space, and sits atop an 820-car parking garage podium which allows the building to reach a greater height than it would have otherwise. Amenities will include a two-story marble lobby, a gym, and a riverside café.

Looking at Some of the Most Impactful Additions to the Philadelphia Skyline Since 2017

The Philadelphia skyline has long provided an iconic image for the city and the state, with high-rise buildings dating back to the late 19th century, the most iconic being the City Hall, which topped out in 1894 as the tallest habitable building in the world, a title it held until 1908. Each era of skyscraper construction has made a significant impact on the skyline, with prominent types of skyscrapers defining each time period. The city has recently seen a skyscraper construction boom, which began around 2017, with many high-rises completed and under construction since that time. Philadelphia YIMBY looks at some of the most impactful structures that the city has received during this period.

By the start of the 1990s, Philadelphia had acquired a new image thanks to a number of then-recently built skyscrapers. YIMBY Presents Exclusive Concept Massings for 2300-24 Market Street in Center City West

Today Philadelphia YIMBY presents exclusive new massings for the recently revealed residential building at 2300-24 Market Street in Center City West. Designed by Tantillo Architecture and developed by Lubert-Adler, the project, which was revealed over a week ago, will add extra floors to a number of existing structures, further boosting the skyline in an area where a number of projects were revealed over the course of the past year. In total, the building will stand 202 feet tall, or 187 feet tall to the roof, and count 14 stories, including those in the existing buildings. According to the Civic Design Review filing, the structure wills pan 213,268 square feet and will house 222 residential units.

Designing the Tower at Two Liberty Place

Two Liberty Place at 50 South 16th Street in Center City is a 848-foot-tall skyscraper similar in style to the complex’s anchor tower One Liberty Place at 1650 Market Street, with its floor boosted by an extension on the north side of the structure. Designed by Murphy/Jahn and developed by Willard G. Rouse III of Rouse and Associates, the tower was erected in 1988 and stands 58 stories tall. Philly YIMBY looks at the design process through drawings by Helmut Jahn that date to 1986.

Imagining the Philadelphia Skyline with the 1985 Iteration of Liberty Place

On April 5, 1984, Willard G. Rouse of Rouse and Associates announced the proposal of Liberty Place, a complex in Center City that would rise hundreds of feet above the informal height limit set by the 548-foot Philadelphia City Hall. By the next year, Helmut Jahn of Murphy/Jahn Architects finalized the design on One Liberty Place at 1650 Market Street as the design we see today, though Two Liberty Place, The Shops at Liberty Place, and the hotel all differed from their current versions. Today Philly YIMBY takes a closer look at this early iteration of the complex design.

222-Unit Tower Revealed at 2300-24 Market Street in Center City West

A 14-story high-rise has been unveiled at 2300-24 Market Street in Center City West. A new tower will rise as a vertical extension atop multiple preexisting structures, which will have their façades preserved. Designed by Tantillo Architecture and developed by Lubert-Adler, the project will add 200 new residential units in the overbuild to the 22 units in the existing buildings. A total of 173,218 square feet of residential space will take up the majority of the structure, as well as 39,855 square feet of office space and 12,048 square feet of space reserved for a future retail or restaurant tenant. The tower will stand around 187 feet tall to the roof, as shown on its Civic Design Review submission. Eight on-site parking spaces and 52 off-site parking spaces will also be included in the project.

Designing the Comcast Technology Center, The Tallest Skyscraper in Philadelphia

The Comcast Technology Center at 1800 Arch Street in Center City has stood as Philadelphia’s tallest skyscraper since 2017, with a height of 1,121 feet, and Philadelphia YIMBY takes a look at various concepts through schematics and models of the tower before the design was finalized.
