A recent site visit by Philly YIMBY has revealed that construction work has been completed at a four-story, six-unit mixed-use building at 2731 Federal Street in Grays Ferry, South Philadelphia. The structure spans a wedge-shaped lot at the eastern corner of Federal Street and Grays Ferry Avenue. Designed by Gnome Architects, the development spans 9,067 square feet, of which 2,979 square feet of space is designated as commercial, and features a basement and a roof deck. Permits specify the CAL Development Group LP as the contractor and indicate a construction cost of $1.1 million.

Construction work is making steady headway on Innovator Village, a large mixed-use development rising at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. The multi-building complex will hold 82 total residential units, coming in a mixture of difference housing types, with townhomes, duplexes/quadplexes, and two different multi-family buildings (one with retail).

Construction Making Headway at Chocolate Factory Development in Graduate Hospital, South Philadelphia

Construction work is well underway and making rapid progress at a massive development located at 2101 Washington Avenue, the location of the former Frankford Chocolate Factory in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the new building will rise six stories tall, and will contain two large commercial spaces at the ground floor. Above, there will be 247 residential units.

Permits have been issued for the construction of a three-story, two-unit mixed-use rowhouse at 1709 Snyder Avenue in West Passyunk, South Philadelphia. The new building will replace an existing three-story rowhouse on the north side of the block between South 17th and South Colorado streets. Designed by KCA Design Associates, the new structure will span 3,380 square feet, of which around just under 1,000 square feet will be allocated for commercial space. The project will feature a basement and a roof deck. Permits list LNHA New Homes as the contractor and specify a construction cost of $350,000.

Permits have been issued for the construction of a four-story multi-family development at 614 South 13th Street in Hawthorne, South Philadelphia. Designed by ALMA Architecture, the building will feature 45 residential units, of which 16 will be offered as affordable housing. The structure will yield 35,653 square feet of space and will include a green roof. A total of 16 parking spaces will be offered within the project.

Permits list Michael Treacy as the contractor and specify a construction cost of $450,000.

Designed by Gnome Architects and developed by Zatos Investments (which also serves as the contractor), the structure spans 6,168 square feet and features a roof deck. Permits list a construction cost of $375,000.
