Updates Unveiled for the Million-Square-Foot UPS Facility Proposed at 1 Red Lion Road in Bustleton, Northeast Philadelphia

Last month, YIMBY unveiled the UPS package sortation and distribution facility proposed at 1 Red Lion Road in Bustleton, Northeast Philadelphia. The 1,004,000-square-foot structure is currently the city’s largest single proposed building in terms of floor area. A few days ago, the development team of Commercial Development Company, Inc, Blue Rock, Bohler, and NORR submitted a revised Civic Design Review package, which shows design changes that deal mainly with landscaping at the 140-acre site and the way the facility will relate to the surrounding residential neighborhood.

A 23-townhouse complex has been proposed at 209-211 Delmar Street in Manayunk, Northwest Philadelphia. Designed by Alma Architecture, the development combines the city’s traditional rowhouses with a courtyard typology as a solution for the deep-set, sloped site, as illustrated in the firm’s recent Civic Design Review submission. The design is a novel adaptation to a challenging site in Northwest Philadelphia’s hilly terrain, which contrasts with the generally flat city.

Philadelphia’s largest currently planned structure sits not in a booming district such as Center City or University City, but in a low-density area on the city’s outskirts in Northeast Philadelphia. A 1,004,000-square-foot UPS package sortation and distribution facility is proposed at 1 Red Lion Road in Bustleton, Northeast Philadelphia. The development comes from a collaboration between Commercial Development Company, Inc., Blue Rock, Bohler, and NORR. The 140-acre sits sits at the northeast corner of Red Lion Road and Sandmeyer Lane in an industrially zoned area.

150-Unit Residential Building Proposed at 2400 East Huntingdon Street in Olde Richmond, Kensington

This year has seen a steady stream of construction filings around Kensington, mostly in the lowrise, small-scale category. In a sign of accelerating growth of the local real estate market, developer Greenpointe Construction, Inc. is proposing a seven-story, 150-unit residential structure at 2400 East Huntingdon Street, designed by KCA Design Associates. At approximately 85 feet in height, the building will be the tallest in the Olde Richmond neighborhood, and one of the area’s largest apartment buildings at 122,500 total square feet. The complex will also include 11,900 square feet of retail and a garage for 45 vehicles.

567-Foot-Tall Skyscraper Revealed at 113-121 South 19th Street in Rittenhouse Square, Center City

The Rittenhouse Square area is poised for dramatic skyline changes in the coming years, where the 599-foot-tall Laurel is the city’s tallest under-construction building. Yesterday, a Civic Design Review document revealed Pearl Properties’ plan for a 567-foot-tall tower at 113-121 South 19th Street. The svelte, 567-foot-tall, 49-story, 267,874-square-foot skyscraper will incorporate existing historic buildings into the base and will include 30,180 square feet of commercial space at the lower floors and 183 residential units above. DAS Architecture and Planning is the project architect.
