Construction Complete at 3200 Capri Drive in Packer Park, South Philadelphia

A recent site visit by Philly YIMBY has revealed that constriction is complete at Renaissance Estates at 3200 Capri Drive in Packer Park, South Philadelphia. The residential complex consists of four multi-family buildings, each standing four floors and featuring 20 residential units, with five units on each floor. Each building contains 31,000 square feet of space and cost $1.5 million to construct. Packer Park Partnership LLC is the developer of the project, and Insite Construction Inc. is the contractor.

Development Anticipated at 1100 Wharton Street in Passyunk Square, South Philadelphia

Last July, Philly YIMBY shared the plans for a mixed-use development at 1100 Wharton Street in Passyunk SquareSouth Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the complex is anchored with a new six-story, 162,335-square-foot building with a 20,000-squarte-foot supermarket at the ground floor, 155 residential units, and a 4,000-square-foot roof deck. The development will also include a thorough rehabilitation of the block, which is also home to Wharton Lofts, a 71,360-square-foot mixed-use building with 45 residential units, a 51,010-square-foot office building, and 18,616-square-foot police station, and a fire station. The fire station, located at the northeast corner of South 12th Street and Reed Street, across from Columbus Square Park, will be demolished and relocated into a new building on the east side of the block at the intersection of South 11th and Reed streets; the six-story mixed-use building will rise in place of the fire station. In total, the block will hold 239 parking spaces, with 62 in the basement level of the mixed-use building, 94 surface spaces in the center of the block, and 83 off-site spaces. Philadelphia YIMBY Tracks Projects Ranging from 100,000 to Half-Million Square Feet

Last month, Philadelphia YIMBY discussed new article categories that were introduced at the start of the year. Among those were categories that grouped new proposals by residential unit count, where we dedicated an article to each of the groups. However, at the time we also introduced a similar category tracking method, where we catalog buildings by square footage. Although this may sound like a similar measurement technique, the square footage categories are more broad as they also include non-residential developments. In today’s installment of our “category spotlight” series, we focus on projects that range from 100,000 to half a million square feet. This category is largely comprised of relatively large mid-and high-rise developments. Please note that since the category was introduced only at the start of the year, it currently excludes articles published prior to this year.

Development Anticipated at 1700 North Front Street in Fishtown

Last August, YIMBY shared renderings for a five-story, 204-unit development proposed at 1700 North Front Street in FishtownKensington. More than half a year later, no construction permits have yet been filed nor has any construction activity taken place, as confirmed by our recent site visit. Designed by NORR, the 172,844-square-foot building will offer 123,218 square feet of residential space, which will be split between 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite. The project will also feature 16,429 square feet of retail and parking for 70 bicycles.

A Detailed Look at the 453-Unit Building Proposed at 2621-67 Frankford Avenue in East Kensington

Last month, YIMBY visited the site of the six-story, 453-unit apartment building proposed at 2621-67 Frankford Avenue in East Kensington, where construction permits have been issued last year and construction preparation appears imminent. Today we take a detailed look at the massive building that is one of the largest on the drawing boards in Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), with Turn Key Realty LLC as the contractor, the massive structure will hold 412,703 square feet of space and cost at $72 million to construct. The development will offer ample outdoor space for residents and will be a major boost to a rapidly-growing, high-density residential district.
