Last August, YIMBY shared renderings for a five-story, 204-unit development proposed at 1700 North Front Street in FishtownKensington. More than half a year later, no construction permits have yet been filed nor has any construction activity taken place, as confirmed by our recent site visit. Designed by NORR, the 172,844-square-foot building will offer 123,218 square feet of residential space, which will be split between 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite. The project will also feature 16,429 square feet of retail and parking for 70 bicycles.

Last month, YIMBY visited the site of the six-story, 453-unit apartment building proposed at 2621-67 Frankford Avenue in East Kensington, where construction permits have been issued last year and construction preparation appears imminent. Today we take a detailed look at the massive building that is one of the largest on the drawing boards in Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), with Turn Key Realty LLC as the contractor, the massive structure will hold 412,703 square feet of space and cost at $72 million to construct. The development will offer ample outdoor space for residents and will be a major boost to a rapidly-growing, high-density residential district.

Permits have been issued for the construction of the foundation at 12+Sansom, a 240-foot-tall, 20-story residential high-rise under construction at 123 South 12th Street (alternately 123-27 South 12th Street) in Midtown Village, Center City. Designed by Studios Architecture and developed by Greystar Real Estate Partners, with BLT Architects as the architect of record and Clemens Construction Company as the contractor, the building will offer 399 rental units and 10,844 square feet of retail. The structure will rise from a 33,462-square-foot footprint and hold 370,860 square feet of floor space. The cost of foundation work is listed at $6 million, which amounts to nearly five percent of the previously listed total construction cost of $132.25 million.

Over the course of the past year, Philly YIMBY featured sustained coverage of the seven-story mixed-use building planned at 922 North Broad Street in Francisville, North Philadelphia, and with good reason. Also known under its full address of 922-38 North Broad Street, the structure will rise on the southwest corner of North Broad Street and West Girard Avenue, two of the most important thoroughfares in Lower North Philadelphia, bringing 19,954 square feet of retail and 196 residential units to a subway- and trolley-adjacent site formerly occupied by a suburban-styled pharmacy. Designed by Coscia Moos Architecture, the structure will span 176,679 square feet and sport a distinctive multi-colored facade and a green roof. An In-Depth Look at the 244-Unit Building Proposed at 1130 North Delaware Avenue in Fishtown, Kensington

Earlier this month, Philadelphia YIMBY visited the site of a ten-story, 244-unit building proposed at 1130 North Delaware Avenue in Fishtown, Kensington. Today we take an in-depth look at the 241,490-square-foot development planned. Designed by Varenhorst Architects and developed by Streamline, the structure will be situated on the north side of the avenue across from the Rivers Casino and Penn Treaty Park on the Delaware River waterfront. The modular structure will rise 124 feet tall to the top of the main roof (and around 135 or so feet tall to the top of the mechanical screens at the bulkhead) and will house 99 studios, 87 one-bedroom apartments, and 58-two-bedroom units. Features will include outdoor landscaping, a 2,776-square-foot roof deck with extensive skyline views, and parking for 49 cars and 102 bicycles. Construction costs are estimated at $55 million.
