Renderings Revealed for 1807 East Huntingdon Street in East Kensington

Renderings have been revealed for a new mixed-use development at 1807 East Huntingdon Street in East Kensington. Designed by JKRP Architects, the development will stand five stories tall, adding to and preserving an existing on-site structure. There will be industrial space located within the project on the first and second floors, totaling around 38,158 square feet of space, while an additional 77,438 square feet of space will make rom for 80 residential units. A roof deck will be included as an amenity space for the development, along with a mail/package room at the ground floor.

Last month, YIMBY visited the site of the six-story, 453-unit apartment building proposed at 2621-67 Frankford Avenue in East Kensington, where construction permits have been issued last year and construction preparation appears imminent. Today we take a detailed look at the massive building that is one of the largest on the drawing boards in Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), with Turn Key Realty LLC as the contractor, the massive structure will hold 412,703 square feet of space and cost at $72 million to construct. The development will offer ample outdoor space for residents and will be a major boost to a rapidly-growing, high-density residential district.

Construction Underway at 2401 Frankford Avenue in Fishtown, Kensington

Philly YIMBY’s recent site visit revealed that substantial construction progress has been made on a four-story, 15-unit apartment building at 2401 Frankford Avenue in Fishtown, Kensington. The 14,560-square-foot structure rises from the east side of the intersection of Frankford Avenue, Trenton Avenue, and East York Street (which was recently converted into a traffic circle), where its sharply-angled site gives it a distinctive “flatiron” shape. Designed by Ambit Architecture and developed by Philly Capital Group, the development will feature ground-floor commercial space (primarily along Frankford Avenue), a basement, full sprinkling, balconies in select units, and a green roof spanning at least 60 percent of the rooftop. Permits list GRIT Construction as the contractor and a construction cost of $2.05 million.

Last November, permits were issued for the construction of a six-story, 453-unit apartment building at 2621-67 Frankford Avenue in East Kensington. Three months later, Philadelphia YIMBY visits the site to find that demolition has not yet commenced at the property, although the sprawling property, most of which consists of a dilapidated surface lot, sits abandoned and appears ready for imminent demolition and subsequent construction. Completion Nears at 2525 Frankford Avenue in East Kensington

Construction work is nearing completion at a three-story mixed-use building at 2525 Frankford Avenue in East Kensington. Designed by CANNOdesign, the development replaces a two-story prewar structure on the southeast side of the block between East Cumberland Street and East Sergeant Street. The building spans 5,451 square feet, which includes 846 square feet of ground-level commercial space and the rest subdivided between six residential units. The building will feature full sprinkling and a small bicycle storage space, although, surprisingly, it will lack a roof deck. Permits list Saint Bernard Holding Group as the owner, Doubleday Design as the civil engineer, and GRIT Construction as the contractor. The construction cost is specified at $741,000.
