Permits Issued for 200-24 Spring Garden Street in Northern Liberties, Lower North Philadelphia

Permits have been issued for the construction of a new mixed-use high-rise at 200-24 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the tower will stand 15 stories tall and span 403,993 square feet of interior space, with commercial space on the ground floor and 360 apartments above. A parking garage included within the building will offer 83 parking spaces reserved for building residents, with nine for car sharing, 20 for compact cars, four electric spaces, and four accessible spaces, as well as parking for 120 bicycles. A green roof will be will be situated at the top of the structure. Permits list construction costs at $76.4 million.

Permits Issued for 195-Unit Building at 933 North Penn Street in Northern Liberties, Lower North Philadelphia

Permits have been issued for the construction of a seven-story, 195-unit mixed-use building at 933 North Penn Street in Northern Liberties, North Philadelphia, on the Delaware River waterfront. Designed by HDO Architecture, the structure will hold 182,269 square feet of interior space, most of which will be allocated to rental apartments. A garage will provide parking for residents. Roof decks will be accessible through pilot houses. A green roof will also be included at the top of the structure.

The 13th place on Philly YIMBY’s December 2021 Development Countdown goes to Mural West, a 363-foot-tall mixed-use high-rise planned at 523 North Broad Street in Poplar, Lower North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Precision Realty Group, the project will provide office, retail, and commercial/medical space, as well as more than 200 residential units. The project will also include public plaza next to the eponymous mural, as well as amenities such as a roof deck with potential restaurant space. The tower will bring a dramatic skyline change to lower North Broad Street, where many large developments are underway and proposed.

The 21st place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 315-foot-tall, 24-story tower proposed at 300 North Christopher Columbus Boulevard in Northern Liberties. Designed by Handel Architects and developed by The Durst Organization, the 316-foot-tall tower will feature 10,094 square feet of ground-level retail as well as a new public park as part of the development. The site is located on the Delaware River waterfront a block to the north of the Benjamin Franklin Bridge, on the border between Northern Liberties to the north and Old City to the south.
