Cleared Lot Awaits Construction of Nine Townhouses at 316-20 South 11th Street in Washington Square West, Center City

Last October, Philadelphia YIMBY reported on the demolition of a three-story prewar parking garage to make way for a nine-unit townhouse development at 316-20 South 11th Street in Washington Square West, Center City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. No Progress Yet at Scaled-Down Broad+Pine at 337-41 South Broad Street in Washington Square West, Center City

Progress continues to stall at Broad + Pine, one of the most promising yet fickle developments on South Broad Street. After having already gone through several major design revisions over the past few years, the high-rise planned at the northeast corner of Broad and Pine Streets at 337-41 South Broad Street (better known as 337 South Broad Street) in Washington Square West, Center City, has recently seen yet another major redesign. Designed by My Arch and developed by Dranoff Properties (which is also behind the Arthaus tower half a block to the north), the proposal has been reduced in scale down from 28 to 15 stories, though its residential unit count has increased from 56 to 91 units. Still, even after the design revision, no construction permits have yet been filed nor has demolition started on the three-story low-rise structure at the site, as revealed by YIMBY’s latest site visit.

The 4th place on Philly YIMBY’s December 2021 Development Countdown goes to Arthaus, a 542-foot-tall, 47-story condominium high-rise under construction at 311 South Broad Street in Washington Square West, Center City. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, with INTECH Construction as the contractor, the tower will offer 108 condo units, serviced by an extensive amenity package, as well as ground-level retail and underground parking.

The 10th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 366-foot-tall, 32-story residential tower proposed at 204 South 12th Street in Washington Square West, Center City. Designed by Rogers Stirk Harbour + Partners (with BLT Architects as the architect of record) and developed by Midwood Investment & Development, the building will span 401,870 square feet of interior space and offer 378 rental units, as well as ground-level retail and parking for 96 cars and 130 bicycles. Permits list construction costs at $111 million.

Construction Elevator Removed From Arthaus In Washington Square West, Center City

The construction elevator that was attached to the west facade has been completely removed off Arthaus, a skyscraper under construction at 311 South Broad Street in Washington Square West, Center City. Designed by Kohn Pedersen Fox and developed by Philadelphia-based Dranoff Properties, the tower stands 542 feet and 47 stories above ground. Once completed, the building will offer 108 condominium units along with underground parking and retail on the ground floor.

Permits Issued for Scaled-Back Tower at 204 South 12th Street in Washington Square West, Center City

Permits have been issued for a scaled-back high-rise proposed at 204 South 12th Street in Washington Square West, Center City. Designed by Rogers Stirk Harbour + Partners, with Bower Lewis Thrower Architects (aka BLT Architects or BLTa) as the architect of record, and developed by Midwood Investments and Development, the new tower will rise 32 stories tall and feature 378 residential units, as well as 96 parking spaces and 130 bicycle slots. In total, the building will hold 401,870 square feet of space. A commercial component will be located at the ground floor. Construction costs are estimated at $111,729,721.

Earlier this year the tower reached its full height of 542 feet and 47 stories. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, the development will offer 108 condominium units and retail space. Construction is nearing completion and the building has already become a prominent addition to the skyline.

Garage Demolished at 316-20 South 11th Street in Washington Square West, Center City

A parking garage has been demolished at 316-20 South 11th Street in Washington Square West, Center City, the site of a future townhouse development. When completed, the structure will add nine new townhomes to the site, each standing four stories tall. The buildings will feature stately exteriors with what appears to be a very high standard of brickwork and a molding band running above the second floor and an elaborate cornice situated at the parapet. The tan brick façade will feature large, attractive windows with grid-shaped frames. Each home will have access to an off-street parking garage via a covered drive aisle.

Skyline Massings Show Future Growth in Market East and Washington Square West, Center City

In Philadelphia, new development continues to constantly change the cityscape. Buildings with dominant height and/or great mass are being built on a regular basis, drawing the public’s attention.
