Designed by Ian Smith Design Group, the project adds a three-story rear addition to a three-story prewar building and two smaller adjacent structures at the eastern corner of Frankford Avenue and East Dauphin Street. The finished structure will feature ground-floor commercial space and six residential units, as well as a cellar and full sprinkling. Permits list Black Oak Builders as the contractor and a construction cost of $312,000.

Earlier this month, Philadelphia YIMBY visited the site of a ten-story, 244-unit building proposed at 1130 North Delaware Avenue in Fishtown, Kensington. Today we take an in-depth look at the 241,490-square-foot development planned. Designed by Varenhorst Architects and developed by Streamline, the structure will be situated on the north side of the avenue across from the Rivers Casino and Penn Treaty Park on the Delaware River waterfront. The modular structure will rise 124 feet tall to the top of the main roof (and around 135 or so feet tall to the top of the mechanical screens at the bulkhead) and will house 99 studios, 87 one-bedroom apartments, and 58-two-bedroom units. Features will include outdoor landscaping, a 2,776-square-foot roof deck with extensive skyline views, and parking for 49 cars and 102 bicycles. Construction costs are estimated at $55 million.

The development will replace a strip mall at the northeast corner of East Girard Avenue and East Berks Street. Designed by JKRP Architects and developed by OCF Realty, the structure will span 58,260 square feet and feature 7,817 square feet of ground-level commercial space, elevator service, full sprinkling, a 10,999-square-foot green roof, and a 1,855-square-foot roof deck. A recent site visit by Philadelphia YIMBY has revealed that significant construction progress has been made at The Port at Aramingo, a four-story, 11-unit apartment complex at 801-11 Aramingo Avenue in Fishtown, Kensington. The recently topped-out development rises on the northern side of the angled intersection of Aramingo Avenue and East Fletcher Street, just to the north of an Interstate 95 ramp. Designed by Harman Deutsch Ohler Architecture, the complex officially consists of three independent buildings, yet is apparently being constructed as a single structure that spans a total of 16,253 square feet. The complex will offer two studios, five one-bedroom, three two-bedroom, and one three-bedroom apartments. The development will feature a basement, full sprinkling, balconies, and roof decks, which, given the structure’s prominence above the surroundings, promise to offer sweeping skyline views.
