A recent site visit by Philly YIMBY has discovered notable construction visit at Broad Street Flats, a seven-story mixed-use development rising at 701 South Broad Street in Hawthorne, South Philadelphia, since our last visit in April. Furthermore, a recent zoning submission indicates that the project’s name has been updated to Ovation, though the Broad Street Flats moniker also appears retained, at least for the time being. Designed by PZS Architects, the building will span 50,462 square feet (or 49,950 according to zoning blueprints) and feature commercial space and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Construction Still Pending at 502 Wood Street in Old City

Although permits have been issued more than half a year ago, a recent site visit by Philadelphia YIMBY has revealed that construction has still not started at the six-story, 50-unit apartment building proposed at 502 Wood Street in the Old City section of Center City. Designed by JKRP Architects, the building will span 55,470 square feet and feature two elevators and parking for 13 cars. Permits list Tester Construction Group as the contractor and a construction cost of $5.55 million.

Superstructure Rises at 1429-31 Federal Street in Point Breeze, South Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is making progress at a four-story, 42-unit mixed-use residential and commercial development at 1429-31 Federal Street in Point Breeze, South Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and a construction cost of $3.8 million.

Permits Issued for 10-Unit Building at 2006 West Girard Avenue in Francisville, Lower North Philadelphia

Permits have been issued for the construction of a four-story, ten-unit apartment building at 2006 West Girard Avenue in Francisville, Lower North Philadelphia. The development, sited on a partially occupied through-block lot stretching from Girard Avenue to the north to Cambridge Street to the south, with the three-story, three-unit prewar rowhouse on Girard to remain and the new building to rise from a vacant site on Cambridge. Designed by CANNOdesign, the new building will feature balconies in select units, two private roof decks, and parking for four bicycles. Permits list GRIT Construction as the contractor and a construction cost of $2.2 million.

A recent site visit by Philly YIMBY has discovered that construction work is well underway at a five-story, 28-unit mixed-use building at 5904-96 Germantown Avenue in Germantown, Northwest Philadelphia. The property is situated on the southwest side of the block between West Rittenhouse and West Haines streets, half a block north of Vernon Park. Designed by KCA Design Associates and Ambit Architecture (as the exterior designer), with GRIT Construction as the contractor, the building will span 27,450 square feet and feature 1,215 square feet of commercial space, a roof deck, a green roof, and full sprinkling. Permits list a construction cost of $3.7 million.

The property is situated on the northeast side of the block between East Washington Lane and East Duval Street. Designed by KJO Architecture, the building will span 56,140 square feet and will feature elevator service, a partial basement, a courtyard, balconies, parking for 24 bicycles, and a green roof.

FreezPak Facility Goes to Civic Design Review at 2201 East Allegheny Avenue in Port Richmond, Kensington

Pennoni Associates, a Philadelphia-based construction engineering firm, has submitted a proposal to Civic Design Review for a 77-foot-tall, 170,117-square-foot FreezPak industrial facility at 2201 East Allegheny Avenue in Port Richmond, Kensington. The gargantuan development will span a 306,275-square-foot lot bound by Allegheny Avenue to the west, Westmoreland Street to the east, and a rail line to the north. In addition to the building, the facility will also include 18 65-foot-long semi-trailer loading docks, parking for 90 cars, a 104-foot-wide loading lane, and a four-lane interior access road.

Designed by Ambit Architecture and developed by the Argo Property Group, the building will span 37,992 square feet and will feature ground-floor commercial space, a roof deck, and full sprinkling, as well as outdoor parking for 18 cars. Permits list Tester Construction Group as the contractor and a construction cost of $6.1 million.

YIMBY Looks at Project Details for 63-Unit Building Planned at 26 South 42nd Street in Spruce Hill, West Philadelphia

Last December, YIMBY reported that permits were issued for the construction of a seven-story, 63-unit mixed-use development at 26 South 42nd Street in Spruce Hill, West Philadelphia. The project will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the structure will span 56,664 square feet and will include 4,828 square feet of retail. The building will provide parking for 42 bicycles well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and a construction cost of $6.8 million. A recent site visit by Philly YIMBY has discovered significant construction progress at The Anchorage, a six-story, 136-unit mixed-use development at 4442 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by HDO Architecture, the structure will span 174,544 square feet structure and feature a 10,500-square-foot commercial space on the ground floor, as well as full sprinkling and parking. Permits list 4501 Kelly Partners LP as the owner, Turn Key Realty LLC as the contractor, and a construction cost of $17.4 million.
