Permits have been issued for the construction of a six-story, 31-unit apartment building at 326 North 12th Street in Callowhill, Lower North Philadelphia. The development will replace a parking lot bound by North 12th Street to the east, Wood Street to the south, and Carlton Street to the north. The new building will span 30,075 square feet and will feature an elevator, a 690-square-foot live/work office, an 832-square-foot roof deck, a parking garage for seven cars, and storage for 11 bicycles. The development team includes the Regis Group as the developer, Vikara Social Development as the owner’s representative, CANNOdesign as the architect, and the Regis Development Corp. as the contractor. Permits specify a construction cost of $3.2 million, of which $200,000 is allocated toward excavation.

A recent site visit by Philadelphia YIMBY has noted that construction is making significant progress at a four-story, 28-unit structure at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. The edifice is tentatively known as Building A and is a part of the larger Innovator Village complex. The new structure spans 25,264 square feet and includes a parking garage. Permits list Center City Construction and Development as the contractor and indicate a construction cost of $3.2 million.

A recent site visit by Philadelphia YIMBY has confirmed that construction work is nearly complete at a multi-family development at 825-27 Bainbridge Street in Bella Vista, South Philadelphia. Designed by Ambit Architecture, the new building will rise four stories tall, featuring 15 residential units. The building spans 19,200 square feet and will include five bicycle spaces. Construction costs are specified at $3.2 million.

The new development will rise from a vacant property on the west side of the block between West Allegheny Avenue and West Westmoreland Street. Permits list the Astoria Development Group as the contractor and indicate a construction cost of $3.9 million.

The project replaces a parking lot on the west side of the block between Market and Chestnut streets. Designed by CANNOdesign, the building will span 51,623 square feet and will feature ground-level retail, a cellar, and a shared roof deck. Permits list the Tester Construction Group as the contractor and specify a construction cost of $10.5 million.

The almost completed structure stands at a somewhat wedge-shaped lot at the eastern corner of the junction of Federal Street and Grays Ferry Avenue. Designed by Gnome Architects, the structure spans 9,067 square feet, of which 2,979 square feet of space is designated as commercial, and features a cellar and a roof deck. Permits list the CAL Development Group LP as the contractor and specify a construction cost of $1.1 million.

Foundations Underway at 1118 North Front Street in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is underway at a seven-story, 47-unit building at 1118 North Front Street near the confluence of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will take up a footprint of 6,920 square feet and will hold 44,090 square feet of interior space, with just over 900 square feet per average unit. The property will also offer ground-level commercial space, which will positively contribute to the local commercial corridor. The building will be fully sprinkled. Permits list US Construction Inc. as the contractor. Construction costs are stated at $7.04 million.
