Excavation is in progress at 1823 Callowhill Street in Franklintown, North Philadelphia. Designed by Wulff Architects, the building will rise six stories tall and will feature 57 residential units, according to a CDR filing from last April. A 5,000 square foot fresh food market will be located on the ground floor, as well as two commercial spaces, with one holding 1,500 square feet of space, and the other with 680 square feet of space. No parking space is planned for the property, which makes sense given its location that is within walking distance of many Center City destinations.

The municipal council has approved plans for a mixed-use development at 257 East Main Street in Norristown, PA, a town located near Philadelphia. Upon completion, the building will rise five stories tall and will feature a commercial space on the ground floor with 19 residential units above.

Construction Underway On The Bordeaux In Brewerytown

Construction is underway at The Bordeaux, a 16-unit mixed-use development at 2600 West Gerard Avenue in Brewerytown, North Philadelphia. Upon completion, the building will rise five stories tall with a 3,500 square foot retail space in the ground floor. Amenities will include bike and tenant storage as well as a roof deck that will likely offer sweeping skyline views. Argo Property Group is developing the property. The design was by Ambit Architecture and it will be built by Tester Construction. In total, the building will have 20,938 square feet of space.

The building will include a basement, a green roof, and a roof deck, which will likely offer sweeping views of the skyline. The structure will hold 4,700 square feet of space and cost an estimated $1,885,000 to build, according to the permit.

Construction is progressing rapidly on The HQ, a 30-unit multi-family building at 710 North 16th Street in Francisville, North Philadelphia. The development will rise four stories tall and will contain luxury apartments with a mixture of studio, one-bedroom, and two-bedroom units. The building will include a gym and roof deck. Stamm Development Group is behind the project, which is expected to yield around 35,000 square feet of space.

Designed by Cadre Design, the project will consist of a renovation of an existing structure on the site, a two-story vertical overbuild above the building, and a separate eight-story addition. The development will provide 111,683 square feet of space and will include 36 mechanical parking spaces.
